i don't know why you guys are being jerks about old houses.
Check out this hot POA.  It needs a lot of work, but you dump 400k into that baby and you're sitting on 7300 sq ft. You're a 3 minute walk from the streetcar, and a short ride down to the Royals game.  All for less than $800k. My wife and I could both, realistically, commute via streetcar from there.  My child(ren) would have issues with schools, but there are some really quality and educational youtube channels these days!

Is that alluring or what?

So true.  I crave it.  I’ll never do it (and I shouldn’t) and it will be one of the great regrets of my life.

You’re underselling Hyde Park.  There’s quite a few old houses over there that have already undergone really nice restorations. 

It’s very hit or miss, but the house I posted is the eyesore of the surrounding few blocks imo.

Beautiful house (Minus the radiators) but what are you going to do with 8 bedrooms?

My favorite block in KC is right next to that on Janssen place but you better play it safe and get a new build out in Spring Hill.

I’ve become less and less interested in physical houses as I’ve gotten older. I always planned on building 1 more custom home on a big piece of land or renovating some existing one to live the rest of my days in but now don’t see the point.

The talk for the next streetcar extension is on Linwood, although I'm sure that's 5 years off at best.

As a soon to be empty nester, seriously considering selling our soon to be too big house and building a barndo on 40-50 acres.
Fantastic plan. I've been doing the RV life as an empty nester but grabbing an apartment to help my 19 y.o. kiddo get on her feet.

Building a 1200-1400 square foot ranch on ten acres in the next year or so.

I've been looking at larger land but I really don't want to take care of it. I'd rather travel and flip someone a $100 to mow while I'm gone.

Depends on where you are at.  Anywhere from $1500 to $7000+ per acre.  The good news is I don't necessarily need the property to have a suitable building site on it.  I have the technology to fix that once I buy the property.

Oh that's a lot cheaper than I thought.  Land in NE KS seems to be going for 10K+ an acre
