Former Fairway City Councilman John Ridenour:
Ridenour warned about the negative effect on property values of allowing bigger houses on small lots. And he pointed to Wal-Mart’s plan to close its store in Roeland Park and open a new one in Mission, just down Shawnee Mission Parkway from Fairway.
“When that happens all of their customers of the old store will shop at the new one,” Ridenour wrote. “Our neighborhood will get noticed and some will want to move into it. BE HONEST with yourself. Most of them are of a different class in that they do not feel the desire of a beautiful neighborhood and maintaining property values. fairway is an awesome town to drive through, and extremely pretty, but I think living there would kind of suck. $300k for a 1500 sq ft house is just silly when you can live in a nicer, bigger house, for the same money, in a neighborhood that's also very pretty, that aren't that far away. jmo bros.

One of my old roommates was in charge of putting a new Walmart in Lawrence 6-7 years ago or whatever. He had some great stories about town hall meetings and stuff where he basically told everyone "STFU you're all gonna shop there".

Fairway doesn't have any sidewalks or even paths leading to the front door. It's a very uninviting place, even for a suburb.

Fairway is a stones throw from Prairie Village. If you think Fairway made a ruckus. Imagine if PV got one. They're pretty :opcat: there. Hell, they freaked out over a state of the art retirement home that 50% of the residents are just days away from needing to be in.

That's not necessarily true about Topekans being excited. Most of the immediate residents were going with lists of concessions to get it built. Wal Mart obviously gave them everything.
My mother in law was complaining about how it would increase traffic as she lives down the road. I told her that it's a huge positive because the police will actually give a crap now, and she won't be running from the sound of gunshots when walking her dog (true story).
I lived a hundred yards from a Wal Mart in Lee's Summit a few years back. It was great. Incredibly handy since it was open 24/7.

I think it may have a short term impact, but I think that perception goes away very quickly. Which is why I was wondering if there were any studies done on this. I guess I could google:

Fairway is two distinct areas. The "Golden Triangle," and everything else (southwest). All those high-priced homes are in the Triangle. The stuff in the southwest is little houses where folks who can't afford to buy in Prairie Village live.

anyway before this turns into an OKCat thread, I think Wal-Mart is fascinating because some places like a small town in Montana get super jacked up about a Wal-Mart because they won't have to drive forever to get stuff, so Wal-Mart advertises the crap out of its brand new Grand Opening SuperCenter. OTOH some other places like Portland ME have protests against a new Wal-Mart, and so Wal-Mart has to do a completely confidential bid process, and the construction site is completely unmarked, sometimes hidden from the street by rows of trees so as to attract as little attention as possible.

Exactly. Usually they just have the city use eminent domain to acquire premium real estate. No need to bother with contaminated sites.
