This wind has torn the living crap out of our roof.  Going to spend $10k plus to have it replaced in the next few weeks.  When the house was originally roofed, they did it in the winter and the shingles never really sealed.  It is fairly old and is probably due for replacement, but it still sucks.

also Evergy has a $500 rebate for adding the sevice for 240v a charger but you do have to own an EV

Insurance depreciates your roof now. So only get partial payout even if you have replacement coverage. At least mine does. Farmers.

Mine replaced my 20+ year old roof minus the deductible.  My insurance then immediately dropped by the amount of the deductible

Is your new roof on yet? Because if not I am sure they will pay you the replacement cost after completion.

Oh okay. I hadn't replaced anything ever but when I looked at the policy it had some roof grid in the back. Glad to be wrong!

Pro tip: If you are planning on staying in that house for quite a while pay the extra out of pocket and put on a UL4 roof.

My insurance rate is super cheap on our place right now.  At last check, it is about half of what other companies have quoted me.  My last experience with an insurance claim (we've only had one and not at this place) was less than ideal.  I'm going to be out $5k at least plus most likely increased insurance rates after that if I file a claim.....so I'm probably going to just pay it and go down the road.  I'm going to save the insurance card for when we have big deal that I can't cover.

Wife called.

Lamp "popped" in the bedroom.

She went downstairs, circuit was thrown and wouldn't reset.

Probably a bad breaker????
if you need me to come over and replace it let me know

by the way, garage update: the breaker tripped again and electrician came out and said there's probably a short or something with the underground line so they have to dig that up and re run it through my backyard  :angry:

starting a full gut job remodel of a home that I don't currently live in.  First time dealing with a contractor for something larger than a new deck/new hardwoods.

It is not going well.  And this guy is highly recommended, I called in a favor etc. 

It is not a good time for this type of job.

Construction materials are so mumped right now you guys.  I have parts that I ordered last Sept that are still not here and are listed as "Indefinitely backordered".  That's from one of the industry leading brands. 

I know a guy who ordered dishwashers for some spec houses about a month ago and was told he will be waiting nearly a year.

My in laws ordered a couch last June and still don't have it.

If your gut job comes in less than a 2-3 months behind, you are probably doing good right now.
