Whether we sell our house soon or not, I am probably going to rip out our old kitchen cabinets and floor to install new stuff.  Will probably also do both bathrooms as well.  It should make for a fun winter/spring project.

Yeah...the hardest part is going to be deciding what to do.  The demo/installation is a cakewalk.

flood insurance is mandated for most places here lol

Get a sump pump with battery back up and you will be fine.

nyet, get a water pwered backup.   Battery systems reuqire a lot of maintenance.   Water powered just require municipal water supply, no power.
Hydro pumps don't really keep up with crap loads of water all that well.

don't know about other brands, but Basepump mpdels do very well.    They are meant to be backup pumps, and the battery powered units require a lot of periodic maintenance to recycle and maintain the deep cycle marine batteries.  They also recommend replacing them frequently.   For something you may not need for YEARS, are you really willing to do all that scheduled maintenance and cost?   95% of people will install them and forget about them, then wonder why 7 years later it didn't kick on.

In your front yard, you'll find manhole cover. That's the main valve from the street as well as the water meter. Straight line to your house from there should be an inside valve.

Mrs wacky barely turns up the heat. I believe it was 65 in here last night. Boiled some bottled water and put it down the shower on the top level. Turned up the heat and closed the valves. Space heaters, hair dryer, candles, etc. on the pipes. Still nothing.
