How long has it been on the market? And how competitive is the market you're buying in right now?

couple months. extremely, most houses are gone in 1-3 days.

Tell them to fix the entire inspection, transfer all warranties to you upon closing, provide an overall home warranty, then buy it(if you actually like it still). 

Also, foundation and roof repair can be very mixed.  I mean, you can get ppl that do both for a living to provide a quote that is dirt cheap(relatively) that doesn't do much more than bandaid this sitch.  Just make sure you drive this quote process and not the current owners.  Then, expect push back. 

They don't have a bunch of leverage, even in a great market.  Now that an inspector has found all that stuff, if the owners don't sell to you, they legally have to revise their disclosure to include all that stuff which they will understand will steer away other legitimately interested ppl quite a bit.

Tell them to fix it all.  If they want to negotiate, give in on the paint, GFI and stuff like that.  I mean a few hundred bucks and a couple weekends take care of that with your own time and labor, easy.

foundation dude sez house is rising up on one corner. no piers needed but 2500 to install a drainage system to prevent further damage. may try to negotiate it with the seller but honestly thinking of just walking. found another leak in attic today and heard rodents up there. idk man

How old is the existing roof?  If more than 10-15 yrs, negotiate for a new roof(not an overlay).

Walk away from foundation issues.  Not worth it.... even if you can get it to a state where everything is fine and fixed, when you want to sell it, the fact that it at one point had foundation concerns could make it unsellable/harder to sell.

Not to change the subject, but I have a question for you elite arboristcats out there.   I have a great big old tree in my front yard, and while its always had a few dead branches mid way up, i'm noticing quite a few more this summer, even some higher up.   It would be a terrible pain to cut down, plus it provides a lot of shade on the yard/house.   I'm going to trim off any currently dead branches, are there any other things I need to be doing to keep my barked friend healthy and happy?

get an actual arborist to come out and check it over.  Sometimes the county has ppl that will do that if the tree it big and established.  I have a family friend that had some Mature oaks just east of Lawrence, tops of two trees took some minor tornado damage when one came by a couple years ago.  He called the county and they sent a county arborist out and he gave him advice for nothing.

Oh absolutely, though I generally wouldn't recommend paying extra for "green" things like higher efficiency HVAC, etc. because it takes longer to pay them off than most people live in the home. And, you know, eff the environment and stuff.

asking for seller to pay for repairs and seeing what happens. unfortunately it's a great house in a great neighborhood so hard to walk away. important to note that foundation itself is not damaged, just needs a drainage system to prevent real damage. as of now it's just a few cracks in the brick and drywall.

I'm meeting with our home owner's insurance rep this week. What do I need to make sure my insurance plan has besides hail damage ad deductibles.
