Tankless owner here and definitely agree about the circulator (which I really need to get installed). That said I’d honestly go the conventional route unless space is at a premium.

Tankless owner here and definitely agree about the circulator (which I really need to get installed). That said I’d honestly go the conventional route unless space is at a premium.

any reason specifically?  Big instant hot water propaganda tells me they last twice as long and more energy efficient.

I kinda like tank for the same reason I owned an Accord and then Civic in my youth. More efficient, cheaper, and easier to service.

All that said I don’t think the difference is dramatic and if you have a tankless plus circulator I doubt you’ll ever wish you chose otherwise unless it goes haywire or something.

We’re crammed in my house as is so tank just isn’t an option.

While I live in the pocket of big HVAC, we also sell tankless water heaters. Can't say that we have any warranty issues or performance complaints. Need to be more concerned with them if you are on hard water. They should have a filter on them. Clearances are smaller and may require more maintenance.

My house is all electric and I love my 80 gal tank filled with 150F piping hot water 24/7. Used to keep it at 125F but no kids left at home to worry about scalding.

Do you have access from the bottom/fireplace?  If so just fashion a hook on the cleaning sticks and reach up and hook it.

Cleaning sticks? I have access to and can open the damper and everything, but it's a pretty old fashioned fireplace and I've never used it.
