Damn, seems like a dumb thing to hold up the sale.  I would imagine you could hire a handyman to do it in a day for a few hundred bucks.

$400 was the quote I was told. I don't think it's holding anything up tho. I think the powerwash + stain option is reasonable from the seller's perspective.

I meant more on the buyer's side.  With it being a fairly cheap cosmetic issue, it's strange to me that they wouldn't take the discount.  I'd prefer to do that so I could control color/quality.

Yeah, if I were the buyer, I would be sort of pissed off if it was powerwashed/stained vs sanded down and done properly. I'd much rather have the money so I could hire it done on my end.

Contract accepted and walking through a loan this afternoon. 10+ prime acres in Spencer County. Nice mix of woods and pasture/farm. 280' of road frontage. 1850' deep.

Getting a briefcase full of money in a couple days in exchange for refinancing to a lower interest rate.

Fun fact: in this ridiculous housing market we got two offers from lenders that involved separate appraisals. They were done two weeks apart and came out $200,000 different.

Not sure if explained in Twitter thread, but can someone tell me why homes are all of a sudden (like last 6 months worth like 25% more than they were at the start of the year, and if/when that “bubble” might burst?

Supply and demand.   Decreased supply due to less new homes being built from material shortage. More demand in the form of institutions buying up single family property in volumes they have not traditionally.

Edit: more concerned with the when/if than the why, of course.

Only my opinion of course but I don't believe there is a "bubble" and any bursting will be a slow down in the increase in housing prices back to the norm, which I think is happening now. Houses are now at the new floor though.

I never thought home values were out of control. That said, inventory has been extremely sparse which had been leading to people often paying above the appraised value.

It’s pretty meaningful in determining what a bank will loan you, presumably because they don’t believe that the price one buyer is willing to pay will necessarily be true for another buyer a couple years down the line.

But otherwise, yeah there is a complete disconnect between what the analytics say the “market” value is versus what hungry buyers are willing to actually pay. See my previous post about two appraisals two weeks apart coming up $200k different for my place.

as someone who knew for the past 3 years they were going to be selling their house this year, I had been fist pumping this whole year. As SD said, it slowed down this summer and we missed the peak by a month or two which probably cost us a little.

I think as interest rates pop up we won't necessarily see a burst but buying ability by a lot of people will go down. This summer in MHK as well as I'm sure anywhere else was insane. Cash offers day of the home going on the market, realtors giving until X day for all best offers to come in and then homes going for 20% over asking price.
