My neighbor is a dumbass. This isn't the first time I've spoken to him. His yard isn't even that nice, and if he wants to tell his neighbors how to manage their homes, he should move somewhere with an HOA.

People buying million dollar lots to construct custom homes don't worry about that crap because generally the type of people who want to park in their yard don't have the means to live in the area.

HOA sound bad until you visit a neighborhood without them. My HOA is pretty hands off, but I don't have to deal with people parking their cars in the lawn, 1e6 gnomes and flamingos spicing up the front, or 10 bags of trash by the back porch.

I'm only about 1.5 years out of college and don't have a ton of money saved up for much of a down payment. Pretty   about moving and having to leave the house on the market for 6+ months when I move, but maybe I shouldn't worry as much.

It just seems to me that the interest paid on $90,000 plus the cost of all of the appliances, actually upkeeping the yard and maintaining the house would pretty much break even with paying rent for a couple of years. I would make money if I could sell the house easily, but aren't prices low right now because houses are hard to sell?

I bought mine 13months after grad.

They are cheap because there are more houses than people able to buy right now.  

If you plan to move in 3yrs for sure(like out of town) maybe you should hold off, but if you would just be moving to a nicer neighborhood, I would buy.  You would be amazed what is available and for how inexpensive in some areas right now.

You're a effing idiot. One of the wealthiest neighborhoods in Johnson County has a very strict HOA, and has restrictions such as fencing, secondary buildings, etc.  Anyone who wants to build has to go through the HOA approval process.
