People buying million dollar lots to construct custom homes don't worry about that crap because generally the type of people who want to park in their yard don't have the means to live in the area.

They very well may have something that would function as a HOA (often they're just called community boards), but it's more for paying for services/amenities than restricting property rights.

HOA sound bad until you visit a neighborhood without them. My HOA is pretty hands off, but I don't have to deal with people parking their cars in the lawn, 1e6 gnomes and flamingos spicing up the front, or 10 bags of trash by the back porch.

Young people who don't want to hassle with buying a house that they'll probably only live in for 3-4 years do, too.

Bro, buy a house.  Do it now.  you will not find a cheaper time to do so and will def make money on it in 3-4 yrs.

I'm only about 1.5 years out of college and don't have a ton of money saved up for much of a down payment. Pretty  :ohno: about moving and having to leave the house on the market for 6+ months when I move, but maybe I shouldn't worry as much.

It just seems to me that the interest paid on $90,000 plus the cost of all of the appliances, actually upkeeping the yard and maintaining the house would pretty much break even with paying rent for a couple of years. I would make money if I could sell the house easily, but aren't prices low right now because houses are hard to sell?

I bought mine 13months after grad.

They are cheap because there are more houses than people able to buy right now.  

If you plan to move in 3yrs for sure(like out of town) maybe you should hold off, but if you would just be moving to a nicer neighborhood, I would buy.  You would be amazed what is available and for how inexpensive in some areas right now.

I had a nosy neighbor that tried to put up a camera aimed at our garage!  I told her to take it down or I'd call the cops.  She didn't, so I called the cops and she took it down.  Then, she started calling the cops on our dog who slept INSIDE every single night.  So, the cops told us to file a complaint against her.  Then one day, my dog was in the backyard....and then she wasn't.  Have never seen the dog since.  We moved promptly.

the advice he gave you is very bad.  assuming you live in the midwest, it's better for your longterm financial health to rent instead of buy (at the present time).

You're a effing idiot. One of the wealthiest neighborhoods in Johnson County has a very strict HOA, and has restrictions such as fencing, secondary buildings, etc.  Anyone who wants to build has to go through the HOA approval process.

Hint, when I say upper class I'm talking about the 1-2 percent of the nation that could be classically defined based on generational wealth, education and taste. There maybe 1 ore 2 families in Kansas that even qualify as truly upper class.
