Is buying a vacation home in the mountains a good investment? Asking for a friend.

I'm likely going to pull the trigger on this soon.  My wife and I plan to rent out all winter and go and hang with friends/work from home there in the summer which is our ideal mountain season anyways.

It would probably take a lot of mountain trips to be worth it without rental income.
I always feel dumb when I have a desire/idea this unoriginal but yes I am in the same boat. Rent it during ski season at hopefully enough to cover expenses (but if not, nbd). Use it as a summer home and maybe one week for skiing.

I’m sure it’s a terrible bang for your buck, but it sounds fun AF, which needs to be part of the equation for any investment imho.

There is money to be made doing this in the right markets.  The biggest problem keeping some people from being profitable is that they try to use it every long weekend/holiday and miss out on peak rental times or constantly hook people up instead of getting revenue-producing guests.  Property management companies can charge 40% of revenue which can kill profit but it's easy enough to do without them nowadays with technology upgrades.  A free account at Airdna.co has some rough estimates for income to familiarize yourself with a market.

I have a friend who is doing pretty well in Pigeon Forge with one and we might partner at some point with multiple properties.  I like the mountains because we could get more reliable year-round cash flow between there and summer markets.

Next time I take a leisurely trip back to KC I hope not to be accosted by KKK recruitment banners on Interstate overpasses in Missouri Missourah as I travel through one if not both of some of the largest failed public school systems in these United States.

Missouri Missourah:  Now featuring nearly a million more obese people than Alabama

Alabama: 36% Obesity rate to Missouri & KS's 32% (obesity average of 31% in America is pretty rough ridin' disgusting anyways)

Why do they cost so much?

bay area/nyc salaries

I have old coworkers who work at Tonal and Mirror ama

I like the idea of the Tonal. Less space and the variety of resistance is appealing. I don't have any interest in the fixed training though. Like, I don't mind doing the same workout and that is what I normally do on my own, but listening to the same trainer say the same thing every time you did that specific workout would drive me nuts. Do you have to subscribe? I would probably be way more inclined to purchase if you could just get the machine as opposed to the screen and the "personal trainer" subscription.

you can use it without subscribing

https://knowledge.tonal.com/s/article/Membership-Subscription

I think they may have changed this. This sentence in the what is included if you don't subscribe section also seems weird.

"You will have three basic movements to choose from: handle, bar, and rope moves."

I sent a message to ask!

I'd want some early adopters to work out the kinks.  $49 monthly almost bothers me more than the $3k but expensive +subscriptions seems to be the accepted business model.

With all this WFH, I wear slippers daily. If I like these heavy wool, I might grab some lighter ones for summer.

Been a fan of natural feel shoes for a while now. Current runners are low support Altra.

Ditto - I have a couple pairs of LL Bean including a pair that has lasted 10 years through pretty good use.  The downside is that I think they're all starting to stink as they were never meant for constant use

I wish one of you could tell me that name of the bar on the corner just north of Mae’s c. 2005/2006. I’m surprised no one else on here knew about that oasis of a bathroom in it’s basement.
The place immediately north of Mae's on the corner in '05/'06 was Pita Pit and the bathrooms were on the main level. There was a basement but it was sans bathroom. Lil' waks worked there briefly at the time w/ @mocat  :surprised:

Guess I can’t remember where that bar was then. I swear it was on a SE corner and when I look at that building on google maps now it looks the same with the windows, size & door placement. It was pretty small. I found it because some friends were in a band called Emma’s Mine & they played there a few times. If they hadn’t played there I never would have gone in.
I mean, Mae's is the only bar in Aggieville that has a basement that's open to the public. Did PJ's have a basement? I know it was a music venue but it was turned into a parking lot before I was 21.

PJs had the bathrooms in a basement but that was it IIRC

I think Miguel could be a lynchpin for this team as they develop.  He has shown some toughness that oscar teams need to be successful.  In a couple of the games where we were getting embarrassed, he got more aggressive and was willing to put his shoulder into a defender and drive.

I have no problem with the talent on the team.  I have a problem with the talent being limited to two out of the four classes for 6 years in a row and not getting corrected.
Yeah this is the problem and reflects Oscar's lack of overall program management skills. The big concern should be that if he was that inept or indifferent about recruiting at a level that could sustain a program when he knew he would deal with the consequences, how few shits is he going to give when he knows it won't be his problem when he is enjoying retirement?
Dude has landed a crap ton of 4 stars and has respectfully reeled in a ton of top 150's. Unfortunately, when they don't work out and leave, they also suck elsewhere. It's a gamble every year when you bring in new kids. You love bashing his recruiting efforts, when he's a fine recruiter. If anything, he lacks developing players. If only we had a Justin Williams to fix this team.

Again, not mad at the talent level.  I'm mad that there will be hardly any recruits/talent added this year and next because we have very few scholarships available.  That means we are guaranteed to go through these shitty seasons all over again in 4 & 5 years. oscar has shown over 6 years that he doesn't care to fix this.  The best we can do is hope for highs that will make the guaranteed lows worth it.

I agree he can be a fine recruiter as he's shown for the last two years.  Since there won't be large numbers in the next two classes, oscar needs to pull even better players than he had in the last two classes to keep us out of that cellar in 4-5 years.  If the next two classes don't produce a much higher talent level than Sneed, McGuirl, Mawien, and Diarra then we'll be right back where we are.  If you're only going to have a handful of upperclassmen, they have to be very talented.

Man, the never brucers have really went out of their way the last two games to make sure it's all about themselves. You will not be semi happy by a few games on their watch. No glimpse of sunshine for you!  Somethings never change.

last night was cool

but doesn't really change reality

in 2005-06 Wooly beat KU in Allen

didn't really change the fact it was time to move on
Wooly never won two big 12 championships, went to an elite 8, and broke their rivals streak. That's fine if you want to move on and pay a 3 million dollar buyout in a pandemic, where the University has let go of several professors due to it, but not on my watch. I'm just inspired by the players. It would have been easy to give up on the season. Let us be happy for them.

KSU firing oscar and letting go of professors has absolutely nothing to do with one another.

For the record, I did enjoy the game last night!  I loved how McGuirl was nailing 3s and then missed a terrible one (think it was shot-clock induced) but eff it because we're not really playing for anything so let's live or die by the senior.  AND WE LIVED!

That doesn't change anything about oscar.  We'll be back here 4 years from now because he has proven he doesn't give a crap how uneven our classes are.  He gets to suck ass for 2 years while taking a vacation from recruiting and KSU is cool with it.  It's also much easier to be good when your team is made up of all upperclassmen.

I can't believe he got the guys to buy into the slap the floor

AND IT IMPROVED DEFENSE PER _FWN'S STATS!!

How long until the Bram court claims adds a wrist to go along with all the feet it's injured?

Kansas State moves into a tie for first place for number of Big 12 games won in Bramlage this season with 1.  This locks up a share of the title, however, a streak of outright titles probably dates back to 1944 so I'm hoping we can beat Iowa State to secure an extension of that streak.

we definitely don't need a new head coach since he won one conference game at home and extended the streak.

The Good Place did a great job getting a number of seasons in what was a seemingly shallow premise.  The last line of the show kills me every time.

I don't see a whole lot there that we couldn't replace with underclassmen that still have a chance to improve.

Dozens upon dozens of subpoena's, arrests, indictments, warrants, bondless incarceration and yet, no weapons charges.

Do we have the first armed insurrection in 1st world modern jurisprudence history where no one gets charged for being armed?

Despite promises to hunt down these people to very ends of the earth, countless surveillance photo's, phone tracking, and apparently the full weight and power of the world's most expensive domestic law enforcement enterprise (likely backed by a myriad of intelligence enterprises like the NSA).

It's been over 2 weeks since anyone was arrested.

Two weeks or or two days? lol, total dipshit.
