CNS, I’ll use two examples. Baylor U budgeted for a new bball arena about 3-4 years ago. In order to complete the project as designed, they had to add something like $30 or $40 million to the budget about half to the two-thirds of the way through.

Our own Kansas State athletic department - in order to even remotely hit the original design of the Shamrocks and the Vball arena. Had to go borrow another $20 million plus over what was originally budgeted.

So walk us through how tariffs are suddenly going to be a real PITA, when commodity and labor cost inflation has already been a massive PITA in the absence of a higher tariff environment.

Dax, you are telling me you don’t understand how projects can stall or fail due to rapid unforeseen price increases?

You telling me you don’t get ppl putting off work for fear of large possible change orders due to unforeseen tariffs?

The possibility of tariffs is awful for construction. We bid contracts out far enough where we already have to read chicken bones on price escalations for the next 6-12 months. Now I am having conversations with GCs about what the contracts will say about possible dipshit level tariffs, who gets stuck with them, etc. ultimately, it almost doesn’t matter because if any normal job gets hit mid job with big tariffs, it may shut jobs down mid job. Uncertainty certainly isn’t going to make small biz great again. I am sure I am just bad at 4D chess and it will all work out. I know if I was a developer, I may want to not start anything right now. If too many have the wait and see philosophy, construction will be hurt. This is all madness.

This was a constant headache during 1.0 as well

There was every indication in the marketplace that prices were going to go up in a post Covid world.

Not a single solitary soul should have been surprised by supply chain disruption and overwrought demand driving up prices in a supply chain  struggling to keep up with pent up demand.

What about the tariffs are “unforeseen”?

How much they are going to be, what country they are going to be issued against, will he actually be such a complete dipshit to not exempt certain goods like Canadian lumber, etc.

And post-COVID bids were also really difficult. You don't just need to guess that materials will be higher. It's how much higher.
