Well sf is like against half his criteria so probably not relevant

Just reaffirming that he probably doesn't want SF, and as I said, it sounds like some gated planned community with Faux old timey shopping area is just what OKC is looking for.   Can probably find one of those houses that's designed to look older but only a couple of years old or less.  But you gotta watch the HOA's in those, very tough and typically filled with a lot of people with first world problems and time.  Extremely bad combo.

germany (berlin, i think, don't remember) has the same problem of not using enough water to move their sewage.  but no drought and super abundant water supplies.  they just like conserving so much that they don't use enough water for the system to function properly.  i think they've had to run ads begging people to use more water or something like that.

Yeah I play basketball with a guy that works for the SF Public Utilities and he blames low-flow toilets whenever we complain about the crap smell.

Tacoma is Wichita, with a big freaking volcano in the background.  Lots of meth and rednecks.  Also, really great if you enjoy wearing a parka on the 4th of July. Also, what are your thoughts on earthquakes?

Parts of Seattle area are nice . . . but def high in hipster (formerly grunge) content.  Like, there is no way to avoid hipsters in all of western Washington.

You could go Port Townsend or Bainbridge Island  . . . would be a nice, wet life.  Good coffee though. And Bainbridge is a 20-30 min ferry ride away from Seattle, which is a fun way to get to the downtown of a big city.

Don't bring umbrellas.  Only dorks use umbrellas.
