I'm an Entertainment space guy.  Outdoor kitchen with built in fireplace or pit is pretty boss.  Basement needs a nice bar with small wine cellar, and save one long wall for shuffleboard table.  If you put a bar in the basement, don't half ass it.

If you have rooms over the garage, make them use some serious amts of insulation in the garage ceiling.  Many builders use the same insulation there that they do in the walls
....like an R7 or something.  Have them blow the insulation in above the garage and fully fill the cavity the joist create.  Future SD jr will appreciate this.

All exterior walls have a vapor barrier to stop condensation as the temperature changes through your walls insulation.  It Is designed to keep the water outside your wall cavity so that mold doesnt take hold of your wood studs or in your insulation. A bunch of builders put this on the inside of the studs.  It needs to go on the outside of the studs under the siding.  The first method traps the condensation in the wall, the second traps water vapor before it gets to the point of the wall where the temperature change across your insulation would cause the vapor to condense.

Drip flashing on top of all door and window exterior trim.  Its code but a bunch of builders don't do it

If you have an unfinished basement,  have them seal the concrete walls and floor
  Will help keep it clean, a lot.

Buy up on window quality both for sound and thermal insulation.  Huge diff  in good vs builder grade.

Ask neighbors if they hit rock when excavating their lots.  That is prob outside the cost of the build and you may have to pay out of pocket.

Get all of this incremental upgrade crap idetified up front. You will get charged for change orders every time you change your mind on something or decide to put our great ideas in your house after you have contracted.

Yeah your lot will look like a pile of wood and dirt and energy drink cans for 8 months and then a nice house will appear.  Post pics!

remember the possibility of a finished basement when  doing the hvac.   also, I  am not crazy about my heat pump -   seems like the thing will just run  for  hours in the middle cool to cold nights.
