it’s a tale as old as time. wife->kids->joco.
Probably so.  We’re going to try and stay in brookside area, but I’m doubtful.
My next door neighbor is 90+ and has advanced bone cancer and his wife is in nursing home. You can borrow my riding mower anytime you want, and in exchange all I ask is that you don’t call the HOA on me once a month like my neighbor has. Shawnee Mission South district.

But it, knock it down, yard extension, pool, hot tub, sauna.
not sure the ROI in SMS is there for all that

-13F when I took my pup out for his walk this AM.
Last winter, we had a water line freeze up. I was able to get in thawed before in burst but it scared the crap out of me.

What scheduled tasks do you do to your house monthly/quarterly/yearly that more people should do? I looked up a frequency schedule and put it on my to do list to remind me and every time it comes up I'm like I don't need to do that. crap like 'wipe down the walls', etc. eff that.

gutters still need to be cleaned, maybe not twice a year with covers. ignoring them and relying on covers to do their job isn’t a good idea.

One advantage of having a ranch house is it's super easy to get up on the roof and clear the gutters. Climb up there with a leaf blower and VROOM VROOM for 5 minutes then crack a beer and sit up there enjoying the view while you have a crisp barley pop. It's one of my favorite "Chores".

I tried to self install some gutter covers I bought at Costco a couple of years ago but it didn't work so now I can continue to enjoy my time on the roof.  :cool:

was just having this conversation. i'm locked at 2.75 on a 30. My house value just keeps skyrocketing even though I don't want it to. My first house in PV that I paid 150k for now sits basically untouched from when I owned it amongst mega mansions. I'm sure the owner gets a call or knock on the door daily from someone that wants to buy and knock down. It was an awesome 2 bedroom "starter" home like many others in PV. It's now valued at $350k per tax assessments. Imagine coming out of college and that is the starter home price and your interest rate is 7-8%. No chance of us being able to afford that. It just can't continue...can it?

There is nobody coming out of college that needs a “starter home” in PV.  You can buy homes like that for significantly cheaper elsewhere in the metro.

Starter homes used to be available in safer areas.  The city has sprawled so much, I don't know if those are still available at all in a reasonable drive to the city.  Starter homes now seem to be homes that need love that also require you to trade a level of safety as well. 

High crime is the new starter home.

A 300k house with 20k down would be a $2500 payment.  That's $7500 a month in post tax income per month to be at 33%.  That seems well within reach for a young couple buying their first home.

it seems to me that the current focus is on building super expensive apartments on every corner. but what we need is people building wealth through home ownership. them not being able to buy into owning a home affects us all.

100%. home ownership has traditionally been the best forced retirement savings. if that and medicaid both go away many future elders are mumped.

Fwiw, there are still homes under 300k in PV.  They’re small, but that’s what “starter homes” are supposed to be.

$250k-$275k for a start home seems crazy to me. But I live in one of the cheapest cities in the US, so maybe I’m wrong.

Yurp. I wish there would be more rezoning to have more row houses/medium density housing that you can own. There is too big of a gap between apartments and houses
