our detached garage is constantly tripping the breaker and it's definitely some kind of wiring issue...kinda nervous about what this fix is going to cost.  T's and P's would be appreciated tia.
No electrician but first cheap and easy thing you could do is pull the breaker for it out of the box and replace with a new one and see if that works.

It does the opposite of that and keeps you from being grounded

And yeah you could probably replace it, youtube us good resource into how. Would be the first thing I would do since especially if it's an older breaker they tend to degrade a little over time and prone to trip.

My recommendation, watch a vid on how to do it, buy a non-touch voltage tick (you can get one at home depot or lowes) turn off the main breaker, open the front of the breaker box (should be like a screw or two holding in place) and then uses that voltage tick to verify it's off (there probably exposed metal bus at the back) you can even test that voltage tick in an outlet before you cut power, they general glow and/or chime if there is voltage present. Then unscrew the wire(s) and tug the old breaker out, they usually "rotate" out of their socket, as they clip in on the "inside" side of the breaker and are held on a rail on the outside side. Pop the new one in, reterm the wire, put the cover back on, turn the main on, and should be done.

EDIT:

Also wear some rubberized gloves, even those thick rubber ones for gardening is decent enough to prevent shocks or worse.

If you are uncomfortable though of course don't do it. But it is doable to replace a breaker

It def is easy, I'd say 1.5 out of 10 in terms of difficulty, but 9.5/10 in danger if you don't do it right

Probably not where we live. House prices in flyover country are extraordinarily sticky and mortgage rates will continue to climb near term.

Sure, at the end of the day the decision to buy a new house shouldn’t be based on what the market may or may not do. It’s not like buying a stock or a mint condition ken Griffey jr. rookie card. You actually live in the house. And the cost to make that transaction v the utility of owning/living there should be your only concerns.

Our realtor is my wife’s best friend and I feel bad telling her “no way” every time, knowing it’s already listed over it’s worth, and it will get sold for 50-100K over asking price. I don’t care what they say we can afford, I’m not doing that.

Yeah. When I got preapproved for a mortgage and the bank told me what they were willing to lend me, I was like, "I'm not even going to spend half that."

Buyer’s realtors can be pretty useless, but if you’re looking in a specific area they can be great if they know the sellers who work in the same area.
