I'm meeting with our home owner's insurance rep this week. What do I need to make sure my insurance plan has besides hail damage ad deductibles.

I got about 15 quotes and everyone seems to cover the same stuff. I would add sewer backup coverage. Its not a rare problem in many mhk neighborhoods and only costs a few more bucks a month

If you live in a flood plane, flood insurance. 

Also, Earthquake insurance is very minimal, and I'm pretty sure we're somewhere in an area that can get some form of damage in the Kansas/Missouri area.

flood insurance is probably necessary but also total bullshit. it's expensive and has a high deductible and doesnt cover basements. basically only get flood insurance if you dont have a basement.

I've had the a Nest in my house for probably 3 years.  Absolutely love it compared to other programmable thermostats we have had.  Easy to install and set up.

Pay attention to how much the roof deductible is. It is usually (sometimes) higher than the regular deductible so be aware of that.

Flood insurance is expensive only when required by a lender. If it's not, it's like $200/year. And you can usually get a rider to cover a finished basement, or realize that the majority of basements aren't built as habitable spaces and finish it accordingly.

If looks matter, then Nest is the way to go. It is certainly more appealing than most thermostats. If you want similar connectivity and half the cost, look at the Honeywell Vision PRO 8000.

If you have a hvac system less than ten years old, be certain to connect a common wire. Nest will power steal but it doesn't play well with newer furnace and heat pump control boards.

I may be wrong,  but isn't the point of two tstats so that you can treat both areas completely diff/separately?

the point of two thermostats is to be able to set different temps for different areas of the house and heat/cool more evenly.  the nests will link up to each other, but still learn each area of the house independently.  the main reason they talk to each other is when going into "away" mode, the systems won't turn off until both systems motion detectors stop detecting movement.

Whatever fits your budget. Honeywell has it covered. We are seeing an increase in Nest movement. They've finally put together some advertising outside of tech blogs.

it's .6 acres tho and v hilly and tree-y.  at first I thought riding mower but with the trees and steep inclines I think maybe a large self propelled, like one of those fancy hondas?  help guys!

groundcover it.  mowing will be hell.

planning on doing retaining walls and ground cover around a lot of the trees because in some areas the grass won't grow.  I like grass tho so I won't kill it all.  a big chunk of the land is covered by house, large patio and the driveway wraps around the back of the house which takes up the entire side yard so it's not really that awful.
