So, you could build the whole thing for $60M (at a normal office building cost of $150/sqft) and we're supposed to believe that the fire damages are half of that total?

i like how they are saying it’s $30M of smoke damage.   ever wonder how the smoke damaged the building and the fire didn’t?  how is this even possible? (hint: it’s not).  me thinks that there’s something strange about the way that they are handling this and even more so when certain posters here defend their cost estimates.  hmmm

I think the lack of heat damage is pretty odd. Seems like heat would cause some damage, too.

Depending on the type of sprinkler system installed, a lot of the time more damage is done from all the water. Gyp board walls don't do well when they get that wet, so the interior walls would all have to be replaced. Hopefully the structural members were properly fireproofed but if not, the heat from prolonged exposure to smoke and fire could compromise the structural integrity.

All that being said, I do think there are some shenanigans, boondoggles, and possibly even some tom foolery at play here.
