A new hotel has been approved for Aggieville. Brand has not been announced but it will be located on the NE corner of Bluemont and Manhattan Ave, across the street from Coco Bolos and Starbucks. It will be 72 rooms, conference and meeting rooms, retail space, 5 stories, rooftop patio and underground garage.

Aggieville a few years back developed a plan for more mixed use, high density development called Campus Edge intended for project just like this.

no idea. I just know they do a lot of redev projects and have done a lot of projects in Manhattan and Topeka.

Well, would you look at this, a couple renderings were just released for the rooftop patio. You can tell they're going for a Jones Pool/Hard Rock vibe. Not that it matters in the slightest, but I wonder how much the cabanas will go for. :kstategrad:

Original plans called for a moderately dense mixed use development with restuarants, retail, and residential. There was supposed to be a movie theatre and condos, among other attractions. In large part, I think they pulled off the South end fairly well with the Museum, hotel and convention center. Missed out on the movie theatre and condos.
The North end, on the other hand, is a strip mall with a grocery store as the "anchor tenant." To my knowledge, there hasn't been any residential developed in the North End yet. I may be wrong.

So you're upset with the fact that in this economy we built a grocery store instead of a movie theatre? There aren't exactly a whole lot of movie theatres just popping up around the country these days. HyVee was pretty eager to get into the Manhattan market, so they got the spot.

I'm not upset with anything. ya know, I don't lose any sleep over it or anything. Just saying that the downtown redevelopment missed a real opportunity to be something special. It's certainly nicer than what was there before. The Gateway to MHK has been drastically improved.
But let's be real here. The North End is a strip mall with massive surface lots. This "downtown revelopment" was in the works back in the early-mid 2000s. years later, they delivered a strip mall with a Hy-Vee anchor tenant. Just think it could have been more.
FWIW, the grocery store and movie theatre weren't competing for the same parcel. The movie theatre was slated for the south end by the hotel/convention center, not the spot where Hy-Vee ended up.

Whoever is building this, know that I can be convinced to return. I know mhk and now have elite resort experience. I would require a bucketload of money.

yeah. i love hyvee but the people that lived in manhattan thought they'd get a kohls and an old navy or something and ended up with another grocery store when they already had a superwalmart, dillons and rays all within a half mile of that location. i get people being upset about that.

I just got out of a meeting with my buddy BigShotArchitectCat, and he leaked me these rendos that have already been secretly approved by the City Commission. (It looks like The Animal has pull in local politics, too...) Apparently they're going to call it "KatPak'r Towers." People are already considering it the SE gateway to campus, just like the new stadium will be the NW gateway.
Highlights:
-250 elite rooms
-5.2 dedicated premium elite suites
-KatPak laser gargoyles
-Built entirely of native Kansas limestone (of course)
-Rooftop pool (Hard Rock style)
-Manhattan's newest, most elite, and non-racist nightclub: Klub KatPak

Reolive is horribly placed. I mean, half of the revolve will be looking at the sides of the towers. Needs to be a center tower with ReOlive on top. Also, all plans for trash filled orgies needs to be kept on the DL until the city and tmcats approves.

What you don't see is that the left half of the KSTATE0 poster is hung on the side of the tower facing Revolive Garden, and the right half of the poster is hung on the side of the other tower. This way, diners get tasty breadsticks, a gorgeous view of campus, a soldier in a humvee, a view of Aggieville, and fireworks all in one fantastic dining experience. That sounds a whole lot better than nothing but a sky view to me.

Well, it won't be tall. 5 stories, 1 of which is retail. 72 rooms on 4 floors means long and low? Imagine the footprint would include 5 or 6 houses.

I'd like a good mix of nice stuff (condos, hotels, tall apartments) and old run down houses that permeate the area (which I really like too).
I don't mind classying up the joint. At least in the area immediately surrounding campus.

lsoc and i have witnessed some pretty horrific accidents due to "drop offs" in front of aggieville pizza hut and would be willing to write another letter to the editor if anyone thinks it would help.

The parking lot, which was my main question, is going to be underground. The hotel itself is owned by a private company, so expect it to be a nicer hotel instead of some cookie cutter thing. A Revolive Garden question is still pending, although, I'm pretty confident it will happen.

No. I don't hang siding in Topeka. I just live across the street and find it pleasing to the eye to look at. As opposed to buildings that I'm assuming resembled the bike shop that is still there. Makes the area I live in seem less like the area I live in.

I'll admit, I'm frenzy whipped.
What can I say, I like new crap, construction, and cool buildings. I also like the idea of walking across the street to said building and sleeping in it post-ville during football season. Instead of taking a non-existant cab to the fairfield 2 miles away.
I also want Manhattan to be on par with other cool college towns. IMO, this means a cool campus and nearby kickass, mixed-use bar district.

When I make the road trip from Topeka to Manhattan for K-State football and basketball games I enjoy having nice accommodations. I also like being able to spend time at my favorite places in Aggieville like Tubby's Dance Side and Rock-A-Belly Deli and then literally be able walk accross the street to my hotel for a night cap at the rooftop bar before I turn in for a nice night's rest in my room that overlooks campus. I also like to get up in the morning for a quick jog past The Animal's house so I can toss Mrs. The Animal their newspaper before I take a shower and get dressed and go to the stadium to watch the K-State Wildcats whip some ass.
So sue me, Kim.

drove by it on saturday, the houses are demoed, bunch of earth was excavated and it looked like there were some steel beams in a vertical perimeter but i dont know if they were even tied to footings or anything (not familiar with big commercial construction at all, obviously). didnt see any sort of concrete work done or anything. basically a gigantic hole in the ground from what I could tell?

That's just shoring so that the bank doesnt cave in while they are working, nothing structural. Normally with a hole this size, you slope the bank back a good 15+ feet, but they don't have room for it.
They were digging footings last week though, so walls should be coming soon.

If that hotel doesn't have enough guest parking then guests are screwed.

I've left my car in that small lot directly to the right of Hunams plenty of times and have never got a ticket.

maybe it wasnt $5. maybe that was the lot behind chipotle. It was some silly amount under $25 for sure.
starbucks will tow your ass though so be careful with that one.

I think Bluemont is closer to being done than people think. The curbs are set, they are working on the island in the middle of the road now. I would be willing to be they do what they did on Poyntz and grind it level and black top it, which is only a day process. The intersection at 12th is a crap show, not sure how much more they have to open that section up.

I would compare it to the project at 4th and Pierre. There have been random closures, but I think they'd have enough room.

No, just spent four days in the condos next door for the TCU game.
I guess they'll be able to park in the parking garage in a few weeks as it's built.

there isn't a single flagship property in MHK, not just Marriott. No Hilton, Marriott, Westin/Sheraton, Hyatt. If there was going to be one it would be attached to that conference center but they just got a HGI. I don't think MHK is anywhere close to getting any of those. Would really like to see a 5k a night Hyatt Place though :love:

it's called Breakout KC, they have 4 different rooms in which to choose from. it was ok, probably wouldn't do it again though.

It was pretty fun, you guys. The room we did only has a 20% success rate, and my group escaped in 59:45.

We did Escape Room KC for my buddies bday. We did the hardest room and it sounded like we might have been the first group to get out in time. We cut it close, like 20 seconds left. It was fun, but if that was the hardest room, there isn't much incentive to try the others...

OK, mocat is right. There have been 15 total including us, so it was 3/14 = 21% before and 4/15 = 27% after.
