Why didn't they keep the current stadium as the track place and build a football stadium where the track thing is being built (has been built?)?

Because they would have to build a hill for all the poors to watch for free.

BMW, listen to me.  Obsessing about how your college sports team is perceived nationally is a really, really stupid thing to obsess about.  Who cares what other people think about them?  You like them, you think they're great, and better than KSU.  You have fun watching them play and following the team and going to games. You seem to have a lot going for you; good job, healthy, sexed probably over one hundred babes by now.  Stop letting perceived slights of KU from various anonymous internet posters stress you out.  Just decide to stop.

Also, except for the track and the exterior I think KU's football stadium is fine.  Oh and those temporary end zone seats.

yeah. that side they have with the current pressbox is serviceable. you absolutely keep that and all the stands down to the goal line on that side, i think. the rest through? i'd demo and then move the west side closer to the east and tighten up the bowl. the whole lowering the field thing sounds stupid though or maybe i just don't get it.

Unfortunately the concourses and seat access beneath the east side are an unworkable abortion.  It would be the most economical to build a new stadium

I think taking some elements of the TCU build would be the dream scenario and could be done for anywhere from $100-$200 million depending upon what KU is willing to sacrifice.

Phase 1:  Trash the East end and build something like the KSU East end and the TCU (west?) end with a better facade.  If they are really worried about holding down the cost, they could maybe keep the lower level, build up a facade and boxes behind it.  The goal is not to go with a full double deck.  Est. Price tag- $40-80MM depending upon the removal of the lower level.



Basically what is pictured above, but without the highest part of the seating scrapped.



Phase 2:  This is where the TCU thing comes in to play.  Call this thing the HAWK'S NEST.  You build suites all along the North End using the Oread stone theme.  Square out the horseshoe and build 2-3 party decks that have seating on the stadium side and large out door party decks on the back.  "The Hill" stays open and you get a baller elite only building right there facing the tailgating mecca of the sidestreets.  Don't mess with trying to link it the football facility, they are separate facilities and you just keep the current football only stuff where it is and focus on fan experience.  Trying to re-locate all of the student-athlete stuff is going to kill your budget, you just spent cash on the football only and the all-athlete thing.  Save your money and do this thing right.

Est Price Tag: $70-90MM



Basically this ends up being the view from the hill.  Mas o menos.

Phase 3:  West Side.  Here is where the mas o menos comes in to play.  Do you want to complete the entire rebuild?  By this time the momentum of the baller NEZ suites might have helped roll into a complete demo.  But that is a LOT of stuff to move.  If it were me, I would suck it up and muddle through with the weird West side, build the band a little platform or something to put them right on top of the visitors or make that the KU end and figure out something else to do with the extra space and have the visitors feeling claustrophobic against the tight sideline.

Est Price tag: $0-$90MM

Conclusion:

Phase 1 & 2 Est cost- $100-180MM

Personally I would rather have the baller NEZ that connects to all the tailgate areas and make it just an enormous party with places for young alums and high rollers both and throw up some facade bandaids on the rest to keep the project on budget.  If it is all about the hill, make it all about the hill.  Build the NEZ in to one of the best suite/party palaces in the country with the setting behind it.  Muddle through the E/W stuff until you can raise the $150-250MM more it would take to do it right.


Phase 1 - Agreed.  The horrendous, future-giants-playing-connect-four east side has got to go.  This and removing the track will be the first priority.  I'd imagine that they will use a similar approach to what Washington did with their stadium.  KU may even have to play a season at Arrowhead in order to accomplish this. 

Price tag - $85 million

Phase 2 - Here's a picture of the stadium, looking at the south side (the hill):



The rumor is that KU will look to build a "party porch" on the south side.  I'd imagine they'll put in some type of luxury seating there as well, with a tunnel system connecting the football complex and the hill.  This might be feasible within an off-season, and I don't see it costing that much if they keep the seating minimal. 

Price tag - $15-25 million

Phase 3 - Unless they tear down the entire stadium, I'm not sure they will do much to the West side.  There's so many other needs right now that this phase is pretty far down the road (probably mid 2020's at the earliest).  They may just leave the current pressbox alone and build an additional structure onto the North end bowl, and potentially tear down some housing and redevelop the entire area. 

edit - I just realized that my last sentence was basically what you proposed for the "NEZ" in your phase 2.  I really like that idea and hope it's something that Zenger is potentially looking to do.

The costs of doing the South end zone would be dramatically lower than the North, but I'm not sure how much will there is to build up the hill.  I think having something in the North facing the hill would be much better, although more expensive.

fwiw small timey hills like "The Hill" were not used as waypoints by travelers in the old pioneer days.I also think the avoided Lawrence in general because it was on fire or something...iirc
