what's going in at 14th-13th and Baltimore, more apartments, condos?  both?

Part of the Power&Light development.  Believe 100% apartments.  nice to have some density there - was a surface lot forever.

Yes all apartments. Would really love to see some new condos built, I can't think of one downtown project that has been condos in years....

i wonder what city planners want from an owner occupied/renter ratio.  lots of transient living being built.

Not sure ....ive never seen it publicly stated. The problem with owner occupied multi family builds are the regulations to lenders around it...demand is there as any condo unit that goes on the market is usually snatched up quickly. That said, downtown will probably always be mostly transient in my lifetime downtown.

3k condo units downtown....5k rentals (half income restricted)...2k more apartments under construction and 2k units planned as of the 2015 housing report (more have been announced since then)...all rentals....the 2016 version should be out soon.

fha relaxed lending rules on non owner occupied condos but ya, i think that kc ratio is off balance

the 64112 was never as bad as downtown but what happened was the apartments aged and developers came in and bought, then flipped, then sold as condos and that caused an apartment shortage and rents went way up, then new developers came in and built new apts.

Used to live in a 64112 that is about the end of its apartment days and needs to be flipped to condos.

It's not just the FHA rules that were and still are holding back condo construction...but some of it is also that KC is more of an unknown in condo demand.

hmm, waldo = royals thread.  two things you can't say anything negative about or else you'll deal with cf3's wrath.

what am i hoping to accomplish?  maybe the opposite of you (hear no/see know/speak no).  it was especially funny when you tried to claim that wc08's shoes weren't stolen lol.

he asked about the crime in the area, i gave the crime reports (of which there's a shitload), and you denied it.  love the area all that you want.

I know there's crime in Waldo clams. My wife lived through the fear of a serial rapist in our neighborhood. I've had my car broken into and there are have been burglaries on my street. Excuse me for being skeptical that WC08's old fishing shoes were stolen because I couldn't imagine who would want to steal shoes that smelled so bad his wife wouldn't allow them indoors.

I don't think Waldo is perfect and we'll probably move out of here someday. Happy?
