I give JoCo some props for having semi-decent zoning laws, and I give Overland Park props for having a real traffic control system. I also give OP props for their program that goes in and renovates older areas so they don't start looking like CAC. The older parts of JoCo are 1000% elite, and if someone says they aren't you proably think Bonner Springs is awesome. The "new money" areas of JoCo are absolute CAC

My favorite parts of KC are as I said old JoCo and the old "downtowns" of its various cities born out of the days of when they was actual space between what were essentially small towns. Then throw in the Plaza/Midtown/Ward Parkway area. The Old JoCo/Plaza/Midtown/Ward Parkway/Mission Hills area is probably one of the nicest contingious urban/suburban areas in the country.
