House buying/owning advice

My HVAC is leaking badly.  Was serviced like leas than a month ago so I will at least get someone to come look at it.  Hopefully this is a caulking or screw something tighter type problem. 

On a related note: how much do new HVAC units run?  My house is 3 BR no basement.  Not a ton of feet square is what I'm saying here.

I think we spent $4k when we replaced ours. Get two opinions. Make them explain your options. Act like you fully understand what the are saying as you follow along. Then google everything they said to insure they weren't making up words.

kk, no way you can get into this rental property game. you'd need to take on a home maintenance whiz like myself to make it work and you just couldn't afford me.

$4K for a complete system? Damn. That's cheap.

It depends.  Do you have a separate AC unit and furnace, or is it all one unit with a heat pump?

In my last house, it was all one electric unit, and it was going to cost about $6k to replace it for a 2.5 ton unit. 

If you get a pretty nice AC unit (no furnace), that's Energy Star 3.0 and runs at 90% AFUE, then yes, it's going to cost you an arm and a leg (but probably save you in the long run on energy bills).  I'd imagine 3-4k based on estimates I've seen.

I'm budgeting about $4k for when I need to replace my furnace, which is apparently 20 years old and will probably bleed my savings account this winter.

Guys, did you not see where I said to google to make certain that no words were being made up? I did that, and all of the words were real words and it cost us about $4,000 to replace our outdoor unit and I think something on the inside as well. This was about 8 years ago and in COMO (which may have something to do with the price).

Definitely helps in some areas, doesn't matter in other areas. The flood zones here as they apply to insurance rates aren't always what you might expect. It's a weird place to live. But yeah, it definitely hurts SB's heart to know that as long as long as I live here, I'll never have a kewl Cat Cave basement with a potential walkout like SD. :frown:

$4K for outdoor unit and indoor coil makes sense. I thought you were implying furnace too.

I just bought two complete furnace/ac systems, a 4 ton and a 2.5 ton, plus humidifier and install, for $7,400. Just the 2.5 would have run me $3500. Only 13 seer but at those prices, I would never pay off the premium for higher efficiency.

Without a furnace, you can probably shave off $1k.
I've said it before and I'll say it again, K-State fans could have beheaded the entire KU team at midcourt, and K-State fans would be celebrating it this morning.  They are the ISIS of Big 12 fanbases.
