Money is cheap.   Family friend owns shops on NJ beaches, full time residency by predominately NYC based owners is at all time record high.   They say they're not going back.

Moving from a city that lots of people want to live in to a city no one wants to live in is a good business choice for your company.  you can get far more in orlando than the blistering hot real estate markets of LA or NYC.  People are willing to pay any price to live in those cities.

I wasn't talking about population growth or real estate pricing relative to LA to FL (or NY), dummy.  I was talking about taxation and regulation.    That said, the Orlando MSA grew by 540K between 2010 to 2020.

the record prices speak for themselves.  that real estate is in more demand than anywhere else than maybe other amazing cities like SF and LA

There's record prices all over the country.

In Orlando (for example) real estate is up 21% year over year.   Our offices are downtown, not by the tourist traps.   There's Fraiser and Niles all over the place. 

That still doesn't change the fact that NYC migration out has only decelerated, migration out still exceeds migration in.
