I wonder if rooming with Waters had an effect on his work ethic/fire.  Sure if you compete with friends over small stuff, it can get intense, though still in a friendly way.  But when you're competing for something as important as starting QB and you're all buddy-buddy, I dunno if it's possible to have the same motivation as if you're just acquaintances and you don't give a crap about the other person.
