My roof is leaking.
edit: not literally leaking. It's dry.
editx2: my wife said she noticed it months ago but never said anything about it. :bang: I'm going to wait until it rains to see if it stays dry. But, how do I fix this? tia.

Pour a bag of quickcrete over suspected roof leak and get the garden hose. Moisten. Fixed.
-
Sell the house immediately.

Do this it works great.

this is a pain in the ass.
you need to figure out where your roof is leaking, which is a pain in the ass.
do you have access to your attic so you can try and track the leak stain to its source? how you fix it depends on what's causing the leak. could be loose flashing, could be a hole caused by a nail, etc. a small hole can cause a lot of drama. you want to fix it asap.
-
Is there attic space above the wet ceiling? If so, get up there when it is raining and see if you can spot the drip. Will most likely be running down some structure before dripping, so the leak could be somewhere not directly over the wet ceiling. ID the location and call a roofer. It is much easier for them to fix if they can be told approximate location of the leak. Take some pics and show them when they come out.
Otherwise they will tell you they don't have a good way to isolate the leak location without knowing where it its and they will try to either sell you a new entire roof, or an entire side of a roof.
Usually when this happens it is a flashing issue. Your roof vent/s may have become partially dislodged and is allowing small amts of water in around them, or something similar like your plumbing vent, chimney, or anything else penetrating the roof. I would start with this. Walk to the street and then your back yard and see if any of the things that are normally on your roof are askew/missing, etc. I would even get up on the roof to physically check these things before calling a roofer. Could save yourself a lot of money, time coordinating them to come out/meeting them, and frustration.
If the flashing thing doesn't work, don't do the hose/quickcrete thing. Call a roofer. Often enough, the crap people do to try to solve things like this end up making the eventual fix much more expensive in the the roofer will have to address the dumbass fix and then address the leak, rather than just having to address the leak.
-
Yeah the more I read about it the more I think it's a flashing issue. Someone told me since it runs in a line it's likely dripping on a joist.
What sucks is roofers are very busy right now due to all the storm damage.
I can't get in to the attic. I mean, I probably could if I was 6'5 and 170 lbs. It's in my closet, and I don't think it even goes to this space, the way its laid out.
-
Call Holmes on Homes.
-
ot, but holmes kinda looks like a meathead swiss-canadian version of massa seff to me.
but yes, your house is probably totaled. sell.
-
Renters rejoice!

You may only need to get your head in your attic. You may be able to spot it from their, as long as you have a view.

Nope. Attic is in a closet in a bedroom. The leak is not particularly close to this bedroom.

Mask leak temporarily to sell house, then buy a new one.

Has a diff meaning in this market. Would be better off burning house to ground, collecting insurance, then rebuilding. Faster anyway.
-
Also might not be your roof since the leak is on an exterior wall
-
I like the masking of the problem and selling idea.
-
Remove roof. Sell to CNS Casey as an outdoor living room.
-
Call it in as hail damage and get PAID! :kstategrad:

Two issues:
1. The roof is part of what I will need and there are currently too many walls
2. Topeka
-
OT: Anyone know any good roofers in Topeka?
-
please keep this on topic saul.
-
why kind of roof do you have saul?
-
I worked as a roofer for 4 summers, although I don't know anything about roofing, except when I would hold down the trigger on the nail gun and then press the nail gun onto the new shingle a nail came out.
-

No idea. How do I find out?
-
by looking at it.
is it asphalt shingle, wood shake, ceramic tile, etc?

Asphalt

Insurance Tip: If you have Ceramic or Clay Tile roof, please be sure you have enough damage BEFORE you have the Insurance adjuster look at it. You won't be happy with what happens if you don't.
-
get up there and check to see if you have any hail damage.
-
Clearly there is a family of 6'5, 170lb people living in your attic with no fear of being found out. One spilled a glass of water. Call 'clams and have him get in there and chase them out.

Sounds like this 'clams dude is a roof expert. I wonder how/why. Plus he is tall enough he could probably fit in my attic.
-
just make sure you have hail damage and make someone else fix it/pay for it. :kstategrad:

....and hail damage doesn't have to be just holes or dents. Hail can knock off the granulars that are adhered to the asphalt part of the shingle. If too much of the granular is missing, the insurance co will deem it in need of replacement. From what I understand, this is much more common than seeing holes/dents. So if you notice an abundance of loose granulars on your roof when up there, you may be good for a hail inspection.

have a friend who's roof leaked. i went in knowing nothing, i left having fixed the roof. when the roofers couldn't. /leak

He'll still end up having to pay some out of pocket with his deductible and whatever the insurance company doesn't cover. Everyone I know that suffered damage last fall ended up paying something, regardless of which insurance they had or roofing company they used. Guess insurance companies are being much more saulish about roofs than they used to be. (Though USAA did give my little bro like $600 for a swing thing he had in his backyard. It literally had one dent and was only like $300 when he bought it 3 yrs ago, so that helped with his deductible.)

When I had my hail damage 5 or 6 yrs ago, the contractor took care of it all. They also priced things in such that everything worked out if you know what I mean.

Yeah, I remember back when sufficient hail damage plus a decent roofing company meant a free roof but it wasn't that was this time. The roofing companies even took like $500 off if you put one of their signs in your yard... My little bro ended up not having to pay too much but my folks got stuck paying like $1500 (big roof), even after shopping roofers pretty well. :dunno: Jacked up thing is that many houses didn't even get new roofs until recently (due to the crews being so backed up) and that same area took pretty solid hail damage last week and may need new roofs again.

roof whisperer.
i've always thought of myself as more of a leak whisperer than a roof whisperer.

If there was ever an idea for a tv show to unseat Holmes on Homes, It could not be better than this one.
Holmes would look like a joke/hack compared to a leak whisperer.

i'll forward the concept onto BigtimeHollywoodProducer_KAT, although she generally dimisses all of my show ideas.

Yeah, the contractor will meet the adjuster's price if you make it known that you aren't a dumbass.

My contractor set the price and the insurance guy went with it. Price happened to be set high enough to cover.

in a normal climate you should take 'clams advice and fix it. but since you live in kansas, the only financially prudent thing to do is wait for a hail storm.
-
he might be able to fix it really easily. a small hole can be plugged for nothing. the flipside is we're heading out of hail season and it could be a year or two until his next damaging hail storm. by then his house could be mumped in the anal passage.
