Post by: fatty fat fat on January 26, 2011, 11:46:59 PM
it's really really huge. from a square mile standpoint, and the highways are pretty confusing.

Was going 435 east the other day to get off on Roe to see my Dr. but the right lane went straight to the 69 North exit towards I-35 and ended up being late  :curse: Felt like a total KC rookie even though I lived here my whole life.

And yes, bad teams. Good bbq

435 is a giant circle around the city.

Take 69 S if you want to get to the elite areas.

Take 35 S if you want to go to olathe  :flush:

Take 69/35 N to get downtown.

Also, WGAF about the missourah highways  :jerk:.  Johnson County or bust.

Impossible to get lost in KC.  You're a Fake Sugar Dick (WARNING, NOT THE REAL SUGAR DICK!) if you do.

Missouri is trash.  Johnson County "gets it".  Wyandotte is doing all they can to up their standards.

Athletic teams suck.  BBQ is great.  Arrowhead should be moved near the Speedway.  Kauffman should be moved downtown.

Airport is crap, in a crappy location.....but easy to get-in/get-out.

Missouri is trash.

P&L is a bit overrated, Westport is cool, Plaza is nice during the holidays, Waldo sucks, Legends is meh, Park Place is ok.

Missouri is trash.

I completely agree it is urban sprawl.  Explain then why the majority of urban sprawl is happening in Johnson County?  You're having businesses move from downtown to Johnson County, and you're having businesses near the airport fail.  Funkhauser (sp) has received major criticism for allowing KC,MO to lose jobs to JOCO.  Case 1:  Architecture firm moving from Plaza to JoCo.  The tax breaks alone allow the employees in the firm to receive a 1% raise.  KC, MO taxes are killer.

are you that stupid?  saul is correct.  it's cheaper to bulldoze a farm and put up a much needed stripmall on every corner of johnson county than it is to demo and rebuild in older parts of the city.  so guess what?  that's whats happening.  joco is one big ugly parking lot.  glad you enjoy it, it keeps you out of my neighborhood.

My whole point of Johnson County "getting it" was business development.  Thats what drives a city and gives it growth.  Why you turned it into housing/soccer mom/minivans I have no idea.   :ck:

I agree that they are plenty of cheaply built houses in JOCO.  Nobody can deny that.  However there are some really nice houses as well (Mission Hills and Cedar Creek for example).

Mission Hills was Mission Hills before urban sprawl.  Does not count.

Johnson County "gets" what?  Taupe houses, minivans, soccer moms who drive 10 miles below the speed limit with their cell phones attached to their faces, golden labs, two kids, trees the size of twigs?

Johnson County is the bleached version of everything that has ever existed.

Johnson County understands what it takes to increase business growth, city maintenance, urban expansion, etc..

Plenty of places in Johnson County with trees larger than twigs, houses with character, suburbans instead of minivans , etc.  The education system in Johnson County is arguably one of the best in the nation.  You sound like a sour melon.

It takes a lot of money to do all of these things. Other communities "get it" too, but they just don't "have it." You sound like a dumbass.

Explain further please.  It's not a coincidence that all growth is happening in Johnson County.  Sure there is more money, but 10 years ago Overland Park didn't even exist south of 135th street.

Yup, Johnson County gets it.  The business development policies in the most populous county in the state that happens to have a half billion dollar budget deficit are reelin them in.  Better hope that Gingrich gets Congress to adopt that law allowing states to seek bankruptcy protection.

JoCo is horribly planned and very cheaply built.  Seriously.  Go look at a neighborhood that is 20 yrs old.  Houses are cac.

Johnson County was a money grab by developers, land owners(formerly dirt poor farmers), and residential builders and those who love it are the suckers in the deal.

This is true.  It's like the stucco is just melting off of some of these homes.

I lived in Mission (liked), Lee's Summit (liked, but less than Mission), and I own a home in North Kansas City in the northeastern part of the metro (meh).  My wife and I have ultimately decided that we're going to focus our next search out in Johnson County in the Lenexa/Shawnee area and end up calling that our home after trying out some other areas.

In all fairness, the Northland isn't horrible, especially where we live, but there are much better parts of the city to live in.

The people north of the river are KC's Jersey Shore.

Every male over 19 north of the river has at one time, or is at this moment, driving a tow truck.

Every female over the age of 16 north of the river has dyed their hair at least 3 different colors. Typically all at once.

Every female north of the river is easy pickings for any guy from Johnson County. It's like fishing with dynamite.

Every male north of the river always wants to beat the crap out of any dude from Johnson County... and they probably (always) can.

Ward Parkway is the best Boulevard in America.  And Boulevard is the best brewery in a six state region.  I love Waldo now--whoever says it sucks is way off base.  It's become the hot spot for 20-30somethings.  P&L can be pretty good if you're drunk enough and there's some event going on.

KC is probably the most segregated city in America.  The violent crime has been really bad for decades, but you don't realize it until you move away.

As for Johnson County--the parts within 3-5 miles of KCMO are still pretty decent.  Everything else has turned into horrible sprawl.  Most cities have sprawl problems, but Jo Co has taken soulless new strip malls to a new level.  But it's also the only place you can get Taco Via.

I do a lot of work for many of the apartment buildings as they are being converted/renovated downtown.  Some of them that are selling for $130+ are so small that the two bed rooms don't even have doors because they wouldn't have enough room in the living room to swing.

When you've lived and traveled on the East Coast for 15 years you appreciate how easy it is to get around Kansas City.   Giant   at anyone who complains about the roads and traffic in Kansas City.

I give JoCo some props for having semi-decent zoning laws, and I give Overland Park props for having a real traffic control system.  I also give OP props for their program that goes in and renovates older areas so they don't start looking like CAC.    The older parts of JoCo are 1000% elite, and if someone says they aren't you proably think Bonner Springs is awesome.  The "new money" areas of JoCo are absolute CAC  :barf:.

My favorite parts of KC are as I said old JoCo and the old "downtowns" of its various cities born out of the days of when they was actual space between what were essentially small towns.    Then throw in the Plaza/Midtown/Ward Parkway area.   The Old JoCo/Plaza/Midtown/Ward Parkway/Mission Hills area is probably one of the nicest contingious urban/suburban areas in the country.

Haven't really determined that yet. It's more of a short-term deal since I'll be renting with a roommate and I'm not sure if I'll want a roommate for more than a year or two. Ideally I'd get a place downtown since my office will be downtown and I'll get paid mileage for every mile that I drive to a client site over the mileage it takes me to get to work.

I lived in Boulder for a year. It's pretty much the exact opposite of Colorado Springs. I'd much prefer Colorado Springs for various reasons. Either way, I'd choose anywhere in Colorado within view of mountains over Kansas, Nebraska, or Missouri. Weather alone pretty much makes it a no brainer for me.

view of mountains has nothing to do with weather fyi. you are talking topography. an interesting way to choose where you want to live, but to each his own.

It mainly had to do with nothing being in eastern colorado. But yes, being near mountains matters. It's called altitude. There's less humidity. Less rain. More snow. Cooler summers. I prefer this. Especially the no humidity part. Humid summers in Kansas are hell to me. But I don't even need an AC here.

Pretty much all the good parts of KC (City Market, Downtown, West 39th, Westport, Plaza, South Plaza, Brookside) are actually in a pretty small area.  When I lived at Jefferson and Ward Pkwy I felt like it was a perfect distance to any of these areas.  Aside from a trip out to the Stadiums or to the casinos there really isn't any need to travel outside of this area.

JoCo is horribly planned and very cheaply built.  Seriously.  Go look at a neighborhood that is 20 yrs old.  Houses are crap.

Johnson County was a money grab by developers, land owners(formerly dirt poor farmers), and residential builders and those who love it are the suckers in the deal.

For the most part, but the areas hugging the state line from the WYCO/JOCO boarder on down to the adjacent section next to Waldo are pretty nice.  Fairway and Westwood in particular are pretty much perfect suburban living, IMO.

Also, hidden gym of KC metro is the town or North Kansas City, MO.  It is its own city with it's own school system and is 5 minutes from Downtown.  A really cool place for a family, especially starting out.  I would love to live there.
