It is comfy, makes the house quieter, it is warm(aesthetically), it is soft, I don't have to worry about kids scratching wood floors, and I have elite wood beam coffer ceilings and am worried that wood floors with that ceiling would be way too Cabin'ey.  If loving carpet is wrong, I don't want to be right.

I like carpet in some places, but wood in some places.  Both can be the right answer.

since you won't be in occupancy on site finishing is the way to go.   Oil based is more durable but will yellow over time. Water based is faster, but not as durable.

I miss the wood floors at our old house.    But I'd miss the money to rip out the carpet and put down hardwood even more.

Sand and stain on site. Our maple floors look great after seven years of raising kids and a dog. Still wish we would have put them in the bedrooms too.

Did you decide on a pool?

neighborhood has a community pool, playground, gym and clubhouse about 50 yards away. there is a walking trail behind our house that goes right up to it.
