Sand and finish on site and get at least 3/4" thick planks so you can refinish in the future.

Also carpet is super gross... What the hell CNS?

It is comfy, makes the house quieter, it is warm(aesthetically), it is soft, I don't have to worry about kids scratching wood floors, and I have elite wood beam coffer ceilings and am worried that wood floors with that ceiling would be way too Cabin'ey. If loving carpet is wrong, I don't want to be right.

I like carpet in some places, but wood in some places. Both can be the right answer.

since you won't be in occupancy on site finishing is the way to go. Oil based is more durable but will yellow over time. Water based is faster, but not as durable.

I miss the wood floors at our old house. But I'd miss the money to rip out the carpet and put down hardwood even more.

Sand and stain on site. Our maple floors look great after seven years of raising kids and a dog. Still wish we would have put them in the bedrooms too.

what's going to be at the clubhouse from 12-3 this sunday? santa's workshop and a real life reindeer of course. hot choc, cookies, pictures with santa for the kids (AND BIG KIDS!

). they said we could come since we had purchased the lot even though we haven't moved in yet.

boss move on getting you "in" the HOA already. Prepare yourself for all the letters in the mail about the weeds and debris on the lot during construction.
