Sounds like we may need a new to farmland investing thread. Our family is facing decisions on what to do too.
We did a small 1031 exchange last year just to get our feet wet. We sold farmland, and bought... farmland.
However we went from 80 with 25 tillable on a rock road to 60 all tillable on a blacktop road with houses on 3 sides. The kids can sell it for houses when I am gone.
The sentimental part is the hardest. Its more fun telling the grandkids this is the 80 I learned to drive a tractor and a stick shift transmission truck on versus hey, kids, we own a warehouse leased to FedEx for 10 years with a 5 percent cap rate.
I kind of know how the farm game works. Take your rent and watch it get more expensive over time.
The boys have talked car washes, apartments and I want nothing to do with it.
