find an architect you like and chances are you can :kstategrad: at them and they'll do like 100 designs for you free of charge, no contracts to sign, etc.  Then sit on it and go find a neighbor architect who is licensed but out of work who will draw their design up (kind of) and boom, build your crap and live there.

If you end up hiring someone to build from scratch, let me know.  there are a few things I would recommend you discuss with the builder that would keep you from having some frustration in the future.

i LOL'd pretty hard when i read this:

Is this monument to Emo Emaw going in a neighborhood or out in the country?

Like I don't want my house wall to be 10 feet from my neighbor's house wall (seems like a lot of the new neighborhoods are like this), but like it'd be nice if we had neighbors?  I'm torn on the idea of a HOA.  Would love to have some free range chickens.  Don't really need like more than an acre if that's what you're asking.  Could certainly do with less than a half acre lot.

Based on the things you are saying, you absolutely do NOT want an HOA.

Well like I don't want to live next to West Virginians, either.  I'm probably a libertarian, so like inherently against more rules, but can certainly see the value in some of them.

Cool stuff I have seen in homes dudes built:

Knew a guy who had a garage bathroom with a urinal in it.  That was neat.

TV cubby hole thing on the deck, which sealed up to prevent water.

Loads of flood lights around outside of house that would turn on with alarm, and or when you catch kids tee peeing you.

Full baths for each planned kid, with tankless water heater (HS girls parent dream)

Laundry upstairs near where your clothes are actually kept

parents had a washer/dryer in the basement for large stuff like blankets and crap, and a small stackable in their dressing room.  it was so boss.
