I assume he wants some type of "well, I took half of Monday off of work to inspect and then I had to go check some stuff and blahblahblah, my time was worth $2000 so I need that."

ya it can also get stuck in escrow.  there's all sorts of pita crap that can happen.  with sys, being the ex-ksu dumbass fan that he is, i'm sure he prob just handed the dude his life savings b/c he trusted him and now can't get it back.

2.  What possible expenses could you have incurred outside of a cheap inspection, which is for your protection?

the deposit, minus the inspection, is safe, or should be.  in addition to the inspection, the money i'd be out would be the fees charged by the mortgage originator.

it's probably $800, or so combined.  obviously not worth the time to sue, even in small claims.  but i'm pretty big on revenge.  i'd be happy to kiss the money goodbye, if i could cause them more than $800 in damages.

Well your explanation was likely written by an English as a second language student so that might explain some of it.  I am still not sure how you paid $800 to a loan officer for a loan that never closed.  Did they convince you that it is some normal application/processing fee?  It's ok if they did.  There are sneaky mortgage brokers all over the place who take advantage of rubes on a daily basis.

I used to work with mortgages. The only fees that you would ever possibly pay outside of closing are for the appraisel and maybe for credit reports.  These fees shoud not have amounted to $800 though.  Any other fees should be been paid in closing and you never closed right?

yeah, it's not, limestone just can't read/add.  it's like $400 for the appraisal on the mortgage side and another $400 for inspection fees on the escrow side.


correct, i haven't closed.  it's faintly possible that i still will, but even if so, i'll probably still want revenge eventually.
