Insurance Tip:  If you have Ceramic or Clay Tile roof, please be sure you have enough damage BEFORE you have the Insurance adjuster look at it.  You won't be happy with what happens if you don't.

get up there and check to see if you have any hail damage.

Clearly there is a family of 6'5, 170lb people living in your attic with no fear of being found out.  One spilled a glass of water.  Call 'clams and have him get in there and chase them out.

Sounds like this 'clams dude is a roof expert.  I wonder how/why.  Plus he is tall enough he could probably fit in my attic.

just make sure you have hail damage and make someone else fix it/pay for it.   :kstategrad:

....and hail damage doesn't have to be just holes or dents.  Hail can knock off the granulars that are adhered to the asphalt part of the shingle.  If too much of the granular is missing, the insurance co will deem it in need of replacement.  From what I understand, this is much more common than seeing holes/dents.  So if you notice an abundance of loose granulars on your roof when up there, you may be good for a hail inspection.

He'll still end up having to pay some out of pocket with his deductible and whatever the insurance company doesn't cover.  Everyone I know that suffered damage last fall ended up paying something, regardless of which insurance they had or roofing company they used.  Guess insurance companies are being much more saulish about roofs than they used to be.  (Though USAA did give my little bro like $600 for a swing thing he had in his backyard.  It literally had one dent and was only like $300 when he bought it 3 yrs ago, so that helped with his deductible.)

When I had my hail damage 5 or 6 yrs ago, the contractor took care of it all.  They also priced things in such that everything worked out if you know what I mean.

Yeah, I remember back when sufficient hail damage plus a decent roofing company meant a free roof but it wasn't that was this time.  The roofing companies even took like $500 off if you put one of their signs in your yard...  My little bro ended up not having to pay too much but my folks got stuck paying like $1500 (big roof), even after shopping roofers pretty well.  :dunno:  Jacked up thing is that many houses didn't even get new roofs until recently (due to the crews being so backed up) and that same area took pretty solid hail damage last week and may need new roofs again.

roof whisperer.

i've always thought of myself as more of a leak whisperer than a roof whisperer.

If there was ever an idea for a tv show to unseat Holmes on Homes, It could not be better than this one.

Holmes would look like a joke/hack compared to a leak whisperer.

i'll forward the concept onto BigtimeHollywoodProducer_KAT, although she generally dimisses all of my show ideas.

Yeah, the contractor will meet the adjuster's price if you make it known that you aren't a dumbass.

My contractor set the price and the insurance guy went with it.  Price happened to be set high enough to cover.

in a normal climate you should take 'clams advice and fix it.  but since you live in kansas, the only financially prudent thing to do is wait for a hail storm.

he might be able to fix it really easily.  a small hole can be plugged for nothing.  the flipside is we're heading out of hail season and it could be a year or two until his next damaging hail storm.  by then his house could be mumped in the anal passage.
