like the people that stealth move in over a weekend and say you can't kick me out is nonsense
but if you have so much property that you are not aware of it for 3-15 years then maybe redistribution is in the best interest of the community
(in ks - a squatter must reside on the premises and pay taxes on it for at least 15 years in a row in order to make an adverse possession claim)

Selling a house isn't hard, but if you do it yourself it's also hard to know whether you could have gotten another $20k+ out of the process by getting a bid war going.
imo best case scenario you get a bidding war that nets a large enough difference to cover the realtor expense

at closing the Title Company said that they basically had all of the challenging parts (contracts etc.) available to me for free

Unless you live in the sticks or bad neighborhood, realtors seem pretty pointless to me. Even in those situations you can market your house to buyers pretty easily.
can't speak for others but the whole process from listing to selling was far easier than I assumed it would have been

This is absolutely true (I have no first hand knowledge of CHIPS application but conceptually have no problems attaching strings to 52 billion in subsidy)
From 40,000 feet it seems like a positive development for domestic production that GlobalFoundries, Intel, Microchip, and BAE Systems have already received CHIPS Act money and TSMC is expected to next.
