Who has a screened in Porch? Did it come with your house or did you add it on?
Currently I have a back patio with a roof over the top that at one point in time was probably an old school screened in porch. Directly next to this patio is a deck that is on the same level as the porch and has a large tree that it is built around. These last couple weeks with the really nice weather and no bugs, we have been sitting out back and watching games on the basement TV through the back door opening(swing arm mount). Decided over some chilly brews and a BatCat baseball game, I am looking to create my own back yard 3 season porch so that I can get use out of it more than 25 nights a year.
Step 1 is planning phase. Lets get some sweet ideas going. Will provide some "before"(now) pics and measurements when I get home.
-
You are going to want to build it out of stone to closely resemble a cave.
-
I like to sit in my screened-in porch and sip sweet tea while working on a crossword puzzle and talking about how the lawn needs mowed.

location, location, location

screenless porches are better than screened in porches
-
Ok. The slab is 14 x 14 so the interior will be roughly 13.5 x 13.5. The ceiling is just under 8 foot tall. Thinking 32 by 60 inch windows about every 16 inches. Leave room for a cool crown molding with lights on the top and some built in benches under a couple windows.
-
You'll use it for a year and never use it again. :th_twocents:
-
I like the idea of them but man won't you miss the sun? Nevermind, re read your post. Sounds like a great oppy for screened in porch. Post pics!
-
Screening in porches make them feel very small all of a sudden.
If you have a roof on it, just get a good space heater. Either that, or build a fireplace on one side and get some awesome partitions that GTFO of the way fully when it is nice out.
Otherwise, I agree with the ppl saying you won't use it again. I mean, you have plenty of rooms in your house you can open all the windows in, right?

I use mine quite frequently.

I went through a house a couple of times during our home search with one they built on after the fact. It was nice, but it's kind of weird to see painted siding and then a completely different material for the screened in portion.
I think there's better ways to make it look uniform, but they didn't put much effort into it (or any other job they did in that home).
I think they're pretty great if you find one that's put together well. But, to be honest, I'd rather have a nice stone patio that has a fire pit. If you had money for one or the other, I'd pick stone patio/fire pit every time.

Bugs? Do you live in a marsh?

my deck is horrible. faces southwest w/ no shade. just unusable 99% of the year. i've thought about throwing a roof and screening that bad boy in. i mean just currently unusable you guys. :frown:

just do the roof and a couple of ceiling fans unless you want the ability to keep the door to the house open.

seems like a reasonable approach

Forgive the crappy lawn furniture and it being all messy. All winter all I need is access to the grill so it just sits unused. Right now it gets lots of use but I have to put the cushions under the cover when it rains etc. once summer hits a Mosquitos come, it's back to sitting unused other than grill.
-
Already have the separate deck and fire pit. Just put in the dog run and mylch

My former roommate has a screened in back porch. It's the only place we spend time when I visit him. I love them.
-
that's a pretty intense screen you have there

That's just a new room bro.

you should have made the roof flat and made yourself a 2nd story porch

How would that pitch drain?

"Flat" means 1/8" per foot

Like a year after we bought our house I descreened our screened in porch. Now we use it like all the time.
-
it really sounds like descreening your porch was a great decision

one of my best. I like home projects where you get to destroy something.

Already have a deck for that. Dugout is closer to the truth, it's going to have a fan and cable.

your windows are missing those vertical things between the panes

I have a glassed in sun room on the main floor of our walkout. The deck sits up high and overlooks the neighborhood. It is the fantastic. Was built by the previous owners. It faces W/NW, so every AM I find myself there sipping java and streaming music. In the summer it can get hot as F and in the winter it can be cold as F.
But even on winter days as the sun comes over the top, I can open it up and bring some light and sunlit warmth to to the kitchen/dining area. We are currently budgeting to expand the deck and add an open pavestone patio with built in grill and smoker underneath the sunroom.I truly love this area of the house.
I'll post some pics if folks are interested.

Make sun tea.

Indoor pool that you swim under the wall and is then an outdoor pool
-
i would turn that room into a frozen mixed drink emporium. bring the blender out there and set it on a table. then host small get togethers with you and a girlfriend and make frozen mixed drinks out there. pro tip- for your first mixed drink get together, make the mixed drink be margaritas. from there just branch out into other frozen drinks. thank me later by having me over for a get together with some ladies.

It doesn't get that cold in TX lol. Also I don't think I told you congrats! Hopefully you can come back for some games this fall and we can party it up like old times. Also maybe if I come down for the Baylor game. :peek:
edit: talked to the person i thought this was in TX a couple weeks ago, this is not his account

Since these pics the window by the TV has been painted to match ceiling. Still need to put a nice glass door where the brown one is and get new furniture.

permits

when you sell your house and someone subsequently dies in that room from something you did wrong, you will be liable. Other than that, nothing.
-
Eh. It's perfect. Better than other parts of the casa
-
The only problem you'll run into is when you sell it and the inspector looks up your list of permits. Possibly not a problem, but you never know. Additions are pretty obvious. Did you do any electrical work? If not, you may be ok.
Hope you got a permit for that.
What happens if I didn't?
-
Yeah ran all new electrical to 4 plug ins and a fan. Consulted my uncle who is an electrician so it was done right.
-
I assume ew2x4 is coming from the standpoint of new electrical being obvious for the inspector to notice and get curious about
-
i never permit crap and if anyone ever asks me for a permit, I beat their ass
-
how many asses have you beat? probably none cause no one ever asks about permits
-
i've had more inspectors ask me about my perms than I can count. each was sent home with his tail between his legs, judged
-
