HOA better get a handle on those legal fees.
Set some escrow sitch similar to what is tacked on to a standard mort. HOA could recoup non payment through regaining property and reselling shares.

Shark, when I work out so the bar doesn't scar it up, would stop riding my bike due to rotten smell, ike turner was the talent/tina was baggage, golden grahams or raisin nut bran, nothing...love eggs, giraffe domestication would lead to huge energy issues as giraffes would require bigger pet doors.

2 cans of chick peas
1 bottle of roasted red peppers
1/2 a yellow onion
2 jalapeños with seeds
salt and pepper
1 tablespoon of garlic
paprika
a chipotle pepper in adobo
put all that into a food processor and while it's running, drizzle in 1/4 cup of olive oil.
refrigerate for a couple hours to let the flavors come together
I know, no tahini right? but this stuff is boss

why not just buy your own lake house?
to do so, I would feel like I would have to spend most weekends at it. I love the lake and all, but I am not going to do that. Kids have sports, Wildwildcat games, maintaining my non-lake house, etc. Seems silly unless I am one of those ppl that has to be on the boat every single weekend and I am not.
My idea allows you to have what you want, when you want it, and probably nicer than you could afford without such an arrangement. Also, I am a contractor. I could build it, charge the holding company full market value, and purchase my share(or at least heavily subsidize it) with the profits that would equate to my fee. I mean, this is a win/win thing as long as I could sell the remaining shares.
Also, guys, the key is to sell the shares to ppl you aren't friends or family with. Otherwise, the ppl that you would want to bring with you on your weekends wouldn't come because they have their own weekends. Also, that way you can get super mean with the other owners through the HOA if they are slacking on their responsibilities.

I think your HOA plan is interesting but makes more sense for a destination type home like at a beach or in the mountains where the shareholders would want to use a week at a time a few times per year. Seems like there is too short a season and too much emphasis on the holiday weekends to be able to find people that would want to share it with 6 or 7 others.

Agreed. That works out anyway, I am much more of a mountain or beach than I am a lake person.
Mountains would be pretty ideal. I don't ski and love the mountains in the summer. Leaves prime times open to lure other investors/owners.

How often would you guess the owner gets it back?
Depends on the property. We have a pretty high success rate where I am. Pretty much everyone found gets claimed. An occasional one doesn't turn up after someone says they lost it but a lot of times that is due to them losing it somewhere else or finding it in their bags a week later.
We had one dropped outside in feet of snow and it turned back up in the spring.

that's fair. my parents built a lake place but they go like every weekend and are going to retire there eventually. makes more sense in that situation I suppose.

Well, what should I do now?
Mike Macfarlane and Jamie Bluma tell me every rough ridin' morning to not get excited about Royals games, so I am going to trust those Pros and not give a crap about the Royals until it's football season...and I stop giving a crap about them regardless at that time of the year, so....
