So I get the rent from one of my tenants today in 10s and 20s, all $1,300 of it. Odds this guy is dealing?

About 5 years, have had people pay in cash, usually students. Never a professional with a wife and kid though. Seems rather odd. Who has that much in small bills other than drug dealers?

Got a buddy who works for the finance dept of a car dealership. He said some Mexican dude paid for a brand new (full sized) truck with cash. Said they had to sit there and count/use the counterfeit pen deal on like 40k worth of cash. No idea what types of bills but he said the dude just handed him a backpack full of bills.

yeah, the dollar coins is old news but I've never had the balls to do it.

And don't you have to put in on record whenever you want to sell said property? This is just one of the very many things I have learned about drug dealing from Breaking Bad.

That could be, but that isn't nearly as bad as the $10,000-plus that can be spent cleaning up all the crap left behind. That's not even taking into account the lost rents and the hassle of state inspections etc.

Just show up to change the furnace filters. Look for a meth lab, problem solved. Oh, and if you really think there is a meth lab in your rental home, I would bring a gun.

seriously though...it's hard to get yayo in mahattan or pretty much anywhere else in KS, if your boarder has a good supply i wouldn't rough ridin' ruin it. just my imo.

This is very true. I also wouldn't ruin a meth distribution. Only a meth lab. You don't want to have to clean up that crap. Meth labs are pretty easy to spot, though, and like I said, just show up to change the furnace filters.

Currently have most properties leveraged at 75 percent so there's no serious cash involved. Enough to pay the notes on them with some extra each month, still in the investment stage though. Really only taking cash out for fixing stuff and buying new properties since it's basically a side business at this point. The work is actually pretty minimal until a tenant moves out, which I try to hedge by having lower rents than comparable places. Long-term renters are awesome, seldom have to worry about them.

Negative. Ran into his wife this morning and she asked what I though about the rent payment. Apparently he won some July 4th home poker tournament.
