Ah yes the trailer park residents are not victims, but rather are to blame.

These floods are every 3-4 years now and they are getting bigger. It is the direct result of development on higher ground and the residents (largely poor or military) that are being affected are without much recourse because they have been hoodwinked by landlords or real estate agents that know better. I don’t know enough about flood insurance but are the homes near wildcat creek even insurable at this point?

it is kind of sad because the vast majority of the people that end up in the places that get flooded are people that are just here for a couple of years and didn't know better. for the most part it's cheap trailer parks and apartment complexes that are close to ft riley.

A tenant doesn't buy flood insurance, they (should) buy contents coverage. The property owner would buy flood insurance, which the lender would require if the home is in a flood plain.

Does a renter's policy cover flood damage?  I genuinely don't know.  Some places now require renter's insurance as part of their contract (MDI does, I think Highland Ridge did) but not sure that makes a difference.

Renter's insurance only covers domestic water flooding (pipe bursts, leaks, etc.) not natural disasters. You can insure your stuff for natural flood but it costs more.

Most of the people renting or even owning had no idea that they were located in an area that floods and has been getting progressively worse. There should be some sort of mandatory notification espesh for renters by the landlord at a minimum. There were a couple of those apartments that the landlords didn't even rent the first floor because of the known flooding issues.

The other issue is that you have the development in the City and most of the Wildcat Creek watershed is County jurisdiction.

I heard there’s a new place called Bluestem Grill in the new KSU office park building on Kimball. Anyone been there? Is it even open yet?

I guess I never reviewed this, I'm sure people have eaten there since. I liked it, was a little different menu but was good. They have a nice patio and fire place thing, talking with the owner they said they are gonna put up a wall/barrier for the sun.

So I'm a HUGE fan of calzones. When I lived in KC I hit up Minsky's all the time(Prime Cut Calzone FTW). I don't live in Aggieville anymore, but I've known about Calios since they opened. I just ordered a couple for delivery so will report on it. Has anyone had it before, the google says it's a chain?

Most Calzones have a thick crust. When you eat the seam it’s all bread. This is very thin, all the way around, I don’t feel like I’m eating a loaf of bread with my toppings. I may need to re-evaluate my Calzone choices after this experience.

Goodness. The super(supreme pizza style) was my main course, but I got taco for tomorrow. Since the super was so good I had to try the taco. Guys....I had to force myself to stop eating. I corn cobbed a row and forced myself to put it down.

Wow. I probably single handedly kept Jimmy John’s open a decade ago, I may keep Calios open in the same way.

Didn't realize it had been discussed but Bluestem Grill is really unique and fun. I can kind of see it being a love it or hate it thing, but anyone who isn't an old boring hag will probably be more on the "love" it side.

Bluestem Grill is delish. No joke, Calios is some of the worst food I've ever paid for. I don't know what the eff DC Cat is talking about. They make the calzones in less than five minutes. That should tell you something.

I’m a fan of high quality food and Calios checks the boxes. I’m talking about good ingredients and handmade quality food. And, just because it’s hand crafted doesn’t mean it should take a long time…5 minutes to be exact.
