Thinking about this. I want 20+ acres and a fixer upper. We live in a small county though. Not much on the market.

It came out to $100,000 more than I estimated!!!!! Even if I could get it down $50,000, it is still more than the house would be worth. Plus, I am not willing to sacrifice any of the changes we wanted.

Israel has better connections than I do. I was estimating via knowledge I learned from him as well.

We have a nice house, so we are not desperate. We'll just keep looking.

we were adding on as well. I was guessing 200, came back at 295. We didn't even try to get a second quote or see if the first guy would do it cheaper than that. There'll be other houses, and rest assured, I will use this thread if necessary!

Lets talk about these Icicles forming on my exhaust vent on the roof. This is the first time I have noticed this much ice but I'm assuming it has happened in the past as I have had the same vent setup for a couple years.

I'm guessing that I will need to put a new hood vent on the furnace exhaust but is this something that can wait until the spring? Will the ice forming on and beneath the exhaust damage my roof?

The current vent is a hoopty version I added about 4 years ago after the old one was removed by roofers, just went to home depot and bought something that looked like it would work. Is there a certain type of exhaust vent I should buy to prevent this from happening again?

What is that ice periscope right in front of your furnace vent? I'm asking/concerned if that is your plumbing vent, if that is totally iced over you might want to make sure that is clear sooner rather then later so you don't have sewer gasses backing up into your house.

No plumbing vent, just how the water dripped down.

Metal pipe going up through the roof for exhaust if thats what you are asking.

Yes, that's what I was asking. Sure seems like a lot of condensation for an 80% furnace. Possibly not drafting correctly due to short chimney. I'd extend it and make it square.

make it octagonal like a true EMAW
