I sold my first house on our own and drew up the contract and everything.

Found out that title companies will give you that for free.

Unless you live in the sticks or bad neighborhood, realtors seem pretty pointless to me. Even in those situations you can market your house to buyers pretty easily.

Good news everyone. Sherman said that they may or may not demolish some stuff east of Oak. Who knows!!!!! But, if everyone votes yes, he will tell you right after the vote!!!!

Like, i'm not one to assume that all Billionaires are inherently smart. That is just not true, there are many ways these people become billionaires. I am really starting to consider the fact that John Sherman is a complete rough ridin' idiot though.

Again, they have no idea what they are going to do and just want taxpayers to give them money. I'm sure they will spend some of it on a downtown stadium, but where, when, or what it will look like.....  :dunno:

Rewatched Rudy last weekend with my kids. Never thought it was the best movie ever, but I remembered it fondly. It does not hold up and was boring AF.

I think people will need to wrap up the legs if they are tackling from behind. Might actually result in better tackling. Who knows.

maybe, these dudes are so fast and big, i'm just not sure how its going to work out. Forever its been, "grab and do what you can to get them to the ground". Any hesitation by a tackler is going to be a problem. Will be interesting.

On another note, I think the new kickoff rule rules.

It's very easy to see.

Defender has a ball carrier in his arms and then "drops" and pulls down/usually back or to the side.

So basically the only way to tackle someone is going to be from straight on traditional form tackle style? If you are behind or from the side and can only "grab" the player, i'm not sure what you are supposed to do. Do you just hold them until someone runs in front of them and lights them the eff up so no one has to grab and drag them down?

I think it's easier to call with clarity in the new rule.  Of course it'll be somewhat a PITA as with most penalties and require a lot of judgement, but it's wrapping a player up and then dropping their weight on the opponent's legs.

so basically the only way to tackle someone from behind will be to swipe at their legs and hope they trip? I also can't wait to see a 190lb corner get taken for a ride by Kelce or any other tight end. We might the highest scoring NFL game ever next year.

This new rule is going to frustrate a lot of players, teams, and fans.  Similar to a WR faking pass interference or hold, a ball carrier could also "sell" a questionable hip drop tackle to get a flag thrown.

Not really, but ok.  It’s targeting a specific form of hip drop tackle that is both dangerous and obvious.

That is until late in the 4th quarter when there is a questionable "hip drop" tackle that causes someone a game. I'm not one of those "just play flag football then!!!!!!" lunatics, but this is going to be a disaster to officiate.

After reading through this and thinking about it for a bit, i've come to the conclusion that this family hates BAC's family. Clue 1 was when they ordered pizza for a GF person. This didn't work and the BAC family didn't take the hint and leave. The family then had to come up with a way to make them not come back so they stuck them with the pizza bill. I feel like the next step is for this family to sprinkle peanuts all over the house without asking if any of the kids have an allergy.

good news everyone, we cancelled our double header for this saturday because the weather is crap. bad news everyone, we replaced it with 3 hours of indoor practice. HAVE A GREAT "WEEKEND"!

Working baseball games there is a direct correlation between the amount of extra crap a team has (cameras, radar guns, speakers for walk up music) and how Kareny the moms are.

Oh they have TWO cameras attached to the fence and a team branded shade tent? Yeah prepare for a Karenfest pal.

I've found this to be 100% fact. Plus, many of the dads are even worse.

This is what bothers me the most about it. He is just literally saying give me money and we will probably build a new stadium downtown somewhere. On top of that, the rough ridin' Chiefs, who's owner is worth 10 times as much staying the eff out of it, but will only in rare occasion say, give me 2 billion dollars so I can put up 9 tents in the parking lot where the K used to be or we will leave. Neither owner is even trying to hide the fact that they just want taxpayer money and will probably pocket a lot of it. At least lie to us!!!!

I'd almost guarantee Toney is around next year. They will hope to get something out of him because its a contract year. If they don't, it doesn't really cost them much. It isn't like Kelce will let him be a problem in the locker room. Pretty low risk with potential reward guy.

I'm not sure how big of an NIL warchest that we came up with but I think tang is going to go especially hard in the paint this year.  I would expect 6 spots to fill and 6 players remaining plus Castillo.

It would also be neat if we could get a guy that didn't bring the ball up the court and dribble right into 3-4 defenders and then either give one of them the ball or throw it to one of the other 2 defenders half the time.

I never watch movies, but for some reason decided to google this movie i've never heard of. Just reading the wiki was a wild ride. Pretty sure I don't need to see the moving now, not that I probably would have watched it anyway, but holy cow.

Finally, we are in the home stretch for competitive little kid sports in my household. Going to California this weekend for a USA Water Polo event, Texas in April, then back to California in June and July.

Then maybe water polo in college? Depends on where she gets accepted but a couple schools have indicated spots on the varsity teams if admitted. Miserable stuff, just send your kids to KU or K-State and do not try to get recruited in an obscure sport or go to a school with competitive admissions.

Ha, I know at least 3-4 dudes from college that played football right out of high school, but ended up at KSU after a year. Just couldn't give up the dream which I totally get, but they were apparently pretty jealous of their HS buds partying and hanging out while they were back to being a nobody on a college team.

my daughter only considered schools that she would consider w/o polo. Although some she eliminated when she realized there wouldn't be a spot for her on the team and/or they brought on girls she hated. (I mean these girls are awful)

I bet when you were at KSU, you never in a million years thought your future self would be dealing with kid water polo drama.
