I'm really excited to meet the inspector and be like hey inspector I'm gfa, it's nice to meet you and then when he's like nice to meet you too I'll just blurt out "SO DID YOU CHECK THE VENTS YET"

If my story saves another person, it was worth coming forward.

Also, water pressure regulator. The plumber at my house tonight had to replace that.

Also, if the shower components coming out of the wall aren't sealed with silicone, you may get a leak in the ceiling of the floor below.

Roof leaking into attic and can't find source. Foundation shifted in two areas. Eleven window panes have lost thermal seals. No gfci in kitchen. Air conditioners are the originals from 94 and will need to be replaced in the next couple years. Two of six sprinkler system zones not working. And so on.

Foundation specialist comes today but hell the AC units alone are gonna be pricey as crap.  Very obvious that the house was not well cared for. All the plants are overgrown and the interior is just beat up and would heed repainting, etc.

My guess on the roof would be the rubber seals around the sewer vents.  All of mine on our house started leaking and I bought these cool boot things at the Home Depot that slip right over them and seal them off.  Put a pencil to what the repairs would cost and low ball the crap out of the seller with backup based on what you think it will take to fix the problems.

For all of the items in bold, welcome to buying a 20-year-old house. If any of those issues are a deal breaker, don't buy a house ever.

The foundation and roof could be big issues or could be very minor. While inefficient (and pricey to recharge if needed) the ac units probably have a minimum of 5 years left and you might be able to just replace the compressors outside for quite a bit less than you're imagining.

Get estimates, have an actual roofer try to find the leak etc. These are all points of negotiation if it's a house you like. You will be amazed at what becomes a non-issue once you actually move in and live there for a while.

If you already have an offer in and got your inspection, at least try to make them fix everything before you just walk away. maybe they are desperate and agree. or get generous allowances to have it fixed yourself.

I tend to agree with you. We are keeping an open mind and meeting with foundation guy today. We'll see what he says and then see if we can get the seller to come down any more.

We have a house that is around 80 years old.  All kinds of effed up crap.  But we like it.  We can fix most of it.

Don't be one of those retards who are like; it needs paint and carpet, barf...you are making an investment of 100k plus (depending on the market, 300k+), look beyond the crap that will total less than 10k. geez.

Basically, what I'm saying is that I got screwed with my pants on, and I know it.

If market dictates that a house is gone within a week, and one is on the market for more than a month, there are some big red flags.

Water issues and foundation issues are/were deal breakers for me (though we are having pretty minor plumbing issues that we're consistently needing to fix).  Even seemingly minor water issues can just take multiple meetings with a plumber to resolve.

For example, at my home, we noticed our master bath shower creating a small leak in the kitchen ceiling.  One guy comes in, notices there's a gap in the drain, puts silicone in it, and tells us it will be good in a day.  Day goes by, we test it, and it's still leaking.  Another guy comes in, says they didn't seal the handle to the stone in the shower correctly, seals it, and we're testing it later today.

During the inspection, we had a leaky water pressure regulator, so we had the seller fix it.  He did, but it created some massive vibrations/noise that you could hear from down the street whenever we used water in the kitchen.  So, plumber comes in to fix the regulator.  Sound gone, but the damn thing is leaking again so the plumber is coming back out tomorrow to fix the leak.  Basically, after all of that nonsense, I'm back to square one.

Basically, what I'm saying, is that if there's water issues, I'd walk, because they take a freaking beautiful mind to fix.  But that's just me.  I am petrified of water issues, so take bit of advice into consideration.

Panj, did you get a home warranty?  If so, they should cover most of this stuff.  Not the HVAC bedroom thing, but the rest should be covered.

Also, if he is a dumbass, check the connection to the ice maker if the fridge is leaking.  If he didn't install that correctly, that is probably what is up.

Yes on home warranty; AB May was just at my house.

Turns out that after a second guy looked at everything, the duct work IS there.  Some set of previous owners (don't know which ones) installed some lights in the walls of the stairway going into the basement.  To get them to fit, they took a sledgehammer to the duct work so they could install one of the lights in the wall under the railing.  That duct that hey hammered just happened to be the one that goes to my son's room.

So, they're going to have to tear out some walls in the stairway to my basement, remove the light, and fix the duct work.  They're checking to see if this is covered in the warranty.

My wife and I are dumbfounded.  Who would do that?

Edit: Estimate came back to fix.  Since it was a crappy modification by idiot previous owner and not a true HVAC deficiency, we pay $950 to fix.

Air to my son's room finally fixed.
