Is inventory still that low from everyone not building after the housing bubble burst? Or is it just the annual spring/summer rush?

I think people are starting to buy again now the dust has settled and prices are stable.  Low inventory though from what i've heard.

Realtor said that the starter homes and family homes are going very fast.  from 130-230k range in joco.

TTHOTUC mom sold her house in get this... 6 hours. for like 10% more than she bought it for in 2006. she looked a lot like this:

Walking around my neighborhood there have been 5-10 houses for sale the past month, I think almost all of them have sold, and that's IN TOPEKA!

yeah, Sherwood homes are moving quick lately.

i recently sold my place (by owner) for 1k less than listing (they pay closing costs) in less than 24 hours to the first people who looked at it.  so yeah, the market is pretty ridiculous right now.  and i was still able to break even despite buying the house less than a year ago which is pretty amazing.

I'm thinking about buying a place like the one below and spending the next 5-10 (or let's be more realistic) 10-15 years fixing it up while the area is overtaken by new developments/gentrified.  There are currently small condos two blocks away going for up to $300,000.  What do you guys think of this plan?

Oddly enough, some investors in London bought my home.  Their local agent said they've bought about ten before mine.

I honestly don't care who bought it.  We got aggressive on list price and they're paying cash.

When my realtor called, he had no idea what to say other than, "Uh, so these guys have a couple million in the bank, and they gave us a cash offer sight unseen.  I've spent all afternoon seeing if it's legit, but it is, and it's almost too good to be true."

On the flip side, trying to buy right now is a bitch.
