friends/neighbors just put their house on the market. 2br 1.5 bath for $650k. I think I'll stick to renting for a while, thanks.

The house was actually on HGTV's Curb Appeal, which is nice for them.

Pro Tip: a good real estate agent is worth every penny. Its like basketball coaches, cal is going to get full asking price and no concessions and oscar is going to get you a lowball offer with you paying all the closing.


Not a protip, it's a tard tip. If the place you own isn't a complete shithole, you don't need an agent to sell it. Pocket the commission and don't worry about what games buyers like to play to feel like they got a "deal".

This rarely works unless you are in an area with extremely high demand. There are brokers who will put you on the MLS for a few hundred bucks, but buyers' agents are still gonna want at least 2%. If they can't get that, they will steer their clients away from your property. It's a rigged game. So again, unless your home is in an area with crazy high demand (I sold my first home FSBO for more than asking because I had a nice place right next to campus), you'd better just suck it up and be prepared to fork over 5-6% to lazy agents.
I've said it before and I'll say it again, K-State fans could have beheaded the entire KU team at midcourt, and K-State fans would be celebrating it this morning.  They are the ISIS of Big 12 fanbases.

The housing market is absolutely nuts right now.  I sold my house in less than four days.  But I'm having a really hard time finding a place in Overland Park.  Nothing is staying on the market for long.

If you were thinking about selling, now is the time.

Eh, it was a tough call.  A house with our floor plan and comparable features (some better, some worse) in our neighborhood sold a few weeks earlier for the same price.  They were on the market for a lot longer.

I thought the same thing, but at the time, I felt like we were priced right and the comparable home solidified my opinion.

We just had that one buyer like it, I guess.

you did the right thing, you have to go with the comps.  steve dave is full of crap and probably never watches a)house hunters, b) property virgins, and c) million dollar listing LA or NY

you price that thing too high and it's gonna cost ya, b-i-g t-i-m-e

instead, you got fmv and can move onto your next new and luxurious home

we listed in the 2nd week of march and had a contract by April 1st.

we did a bunch of work ahead of time/had moved out Re: moving thread from this winter.

Inspects were spot on and FHA was a cinch. 

The fridge was the only thing that was a negotiating point really.

that's good, I'm glad we were able to move out prior because they wanted to close in 30 days and that was a must.  we just have to pick up the lawnmower etc.

We listed our house last Thursday, got a cash offer on Friday sight/unseen.  Countered on Friday night, approved on Sunday.

We showed the house one time while we were in the middle of negotiation with the first buyer, but that was just to try and get a backup as necessary.

My realtor said it was the most bizarre thing he's seen in 16 years.  He's never seen anyone offer 98% of list, cash, no showing, the day after listing.  Certain parts of the contract were actually dated the day we listed, so they had started drawing it up on one day and finished the next.

Granted, we staged the crap out of the house and hired a pro photographer to do the pictures. 

We have our inspection Thursday.   :ohno:

everyone I know buying a house out here is borrowing money for a down payment from friends family, or getting cash from family or inheritence, or bought a house 10 years ago or something like that. They're scared it's going to be too high and they'll miss out. A life at Apartment Depot for me.

Walking around my neighborhood there have been 5-10 houses for sale the past month, I think almost all of them have sold, and that's IN TOPEKA!
