Funny story, one person who originally invested in the brewery did so solely because he thought we could make zima. Imagine his disappointment.

Kc area cats,

So, while I am still maybe a bit down the road with this (year or so) it is getting closer IMO to do some significant concrete/drainage/landscaping at the ol house and casting around if anyone knows a GC or other home improvement company they like/trust to do significant house work that will have a few disciplines involved.

Looking for a company that can do concrete replacement and/or repair (garage, laundry room, driveway and sideway, patio, all of those or more or less connected). Also looking to get a properly installed and designed outdoor sump system to catch water from the uphill house and move it to the street which is uphill from my house. I also want to take the sump pump I have installed for the crawl space into this new sump pump (I'm pretty sure this has to happen, it's rather small and on the wrong side of the house to take out to the street unless they upsize and find a way to route it all to that sump, which is just not in a good spot for this total solution)

There will also probably be some small electrical (thought I might do it to save some $$, regardless it's work under the house, there is a circuit they or I can tap off of) for the sump system, and some additional plumbing since I'd need the water heater temporarily removed to do that laundry room, and might as well get some dry wall and the hook ups for the washer like actually embedded in the wall instead of routed through pex outside the wall (which is also like 1/3 some crappy particleboard cover).

Thanks in advance for and leads and or advice.

You want a multiple pump system to move water uphill from your house?

if you need me to come over and replace it let me know

by the way, garage update: the breaker tripped again and electrician came out and said there's probably a short or something with the underground line so they have to dig that up and re run it through my backyard

Have you considered moving this water downhill?

Downhill either goes into my backyard, into the house, or into the downhill neighbors, it realistically doesn't go anywhere but into my house/cause me problems, an Trenching to move it around the house would be as a PITA as sumping it out to the street, and would just pass the buck to the downhill neighbor and cause them even more issues than they already have.

My house was very poorly graded. Thanks 1953 siting guys.

I'm in the same boat with my back yard.  Does not help that my neighbor to the back has a dirt back yard, but at least they've tried.

Dlew, is the powerpole closer to the house or the garage?  you may want to consider a line directly to the garage from the pole.

Powerpole is closer.. Would this require putting a separate box in the garage?

yes, garage would have its own fuse panel.  Is the meter located on your house or on the pole?

Yeah my neighbors behind me are both find, but my self and really any on my side of the street backyards are pretty barren, my house faces south so the backyard gets very little sun, and everyone has giant ass trees to like nothing grows well in the back, which makes the run off even more noticeable and worse.

Also all the significant run off makes it hard are crap to grow anything anywhere since it just gets swept away. Once I get it managed I will be getting proper sod/grass in to help out as well, it's just a crappy ass situation water wise.
