Back to sd's house, I would roll with two systems and put zoning on the lower system. You don't want your basement to me an icebox. The possibilities for type of system are endless.

Dual Fuel. Heat pump with air handler. Multi stage or single stage ac. Modulating gas furnace. Modulating compressors (vrf that was mentioned). How much are you putting in the hvac budget?

Fair enough.  I'm constantly surprised at the stupidity of some people.  But then again I don't venture into the michigancat music thread and some others because I don't know anything about those things.

But if what you say is the case you should be pushing the Nest like crazy.

I recommend foregoing the perpetuation of urban sprawl in America and finding an older home in a nice neighborhood to remodel and then have architectural publications come interview you and ask a bunch of questions and that way you can act super educated, cool and smart.

With sidebar bios about the architect and their life.

I can't think of any household project that could not be completed with these two items. :dunno:

Installed mine in about 10.  IMO it's a DIY product.

Between me not being a dumbass, being good with intuitive technologies, and the fact that YouTube exists, I am pretty confident that it will take me longer to walk through the hardware store and check out that it will to install.

Yeah my rough ridin' baby did it and he's a goddamned baby!  That sonofabitch is pretty handy tho.  A real Bob Vila in the making.  Looks to have excellent beard potential too.

Also, I have a few light bulbs that are burned out at my house.  What would you charge to come over and change them?  I would hate to incur later costs because I attempted that DIY project on my own.

Very smart of you to ask for help on a complicated project like this.  It is actually even trickier than it sounds.  I am in my third house now after I burned down my first two with electrical fires.  "Leave it to the professionals" is my mantra now!

Go baller and get the entire Nest home system.  Their thermostats are great.  That Honeywell 8000 looks suspiciously like the weststar energy saver thermostat they gave out and it was/is utter dog crap.

Nests are great because they can learn you behavior and program themselves around your life. Extend that to the new Nest Protect CO/Smoke systems and you've got a baller system.

Next thing you know the Nest is holding you hostage inside your own home while the rest of the robots take over the world because they think know what is best for humankind.  No thanks.

Top floor: 15-18 SEER two stage heat pump with air handler

First Floor / Basement: 15-18 SEER two stage ac with two stage condensing gas furnace and zoning.

You can always save some money by using single stage equipment and dropping to 13 SEER efficiency. However you lose some comfort.

As far as brands go, you'll have to go with whatever your builder's subcontractor uses unless you can buy your own.

unless you have a 10% coupon, just order it on Amazon.   Especially if you live in MO or have an address you can ship to in MO.

Unless it reports low level CO levels, it's no better than a wired Kidde. UL2034 is a joke.
