There are plenty of cheap houses in a lot of the flyover town that really thrived decades ago.  Fewer houses in the big metro areas.

Small town America kind of dying is an impact on the current housing situation that I don't see discussed very often.  A lot of our boomer parents that got these low cost homes lived in places like Norton, Kansas.  You too could buy a low cost home in Norton, Kansas!
I wonder if some of this will be self correcting with remote work and early retirees

I don't think so. You would think you'd see prices falling or at least stabilize on the coasts and that really isn't the case and really remote work has probably peaked and is on the way down.

Although anecdotally I do know someone I worked with in SF who took like $10k to be a remote worker in Tulsa and really enjoys it.

First you must learn to pronounce the city name. It is DAL-LUS, or DAA-LIS depending on if you live inside or outside LBJ Freeway. Next, if your Mapsco is more than a few weeks old, throw it out and buy a new one. If in Denton County and your Mapsco is one-day-old, then it is already obsolete. If you actually stop at a yellow light, you will be rear-ended, cussed out and possibly shot. When you are the first one on the starting line, count to five when the light turns green before going to avoid crashing with all the drivers running the red light in cross-traffic. Construction on Central Expressway is a way of life and a permanent form of entertainment. We had sooo much fun with that, we have added George Bush Freeway and the High Five to the mix. All unexplained sights are explained by the phrase, "Oh, we're in Fort Worth !" If someone actually has his or her turn signal on, it is probably a factory defect.  Car horns are actually "Road Rage" indicators - and remember, it's legal to be armed in Texas .. All old ladies with blue hair in a Mercedes have the right of way. Period. And remember, it's legal to be armed in Texas .. Inwood Road, Plano Road, NW Highway, East Grand, Garland Road, Marsh Lane, Josey Lane, 15th Street, Preston Road all mysteriously change names as you cross intersections (these are only a FEW examples). The perfect example is what is MOSTLY known as Plano Road . On the south end, it is known as Lake Highlands Drive, cross Northwest Highway and it becomes Plano Road, go about 8 miles and it is briefly Greenville Ave, Ave K, and Highway 5. It ends in Sherman ...The North Dallas Tollway is our daily version of NASCAR. The minimum acceptable speed on the Dallas North Toll Road is 85 mph. Anything less is considered downright sissy. It also ends in Sherman . If asking directions in Irving or SE Dallas , you must have knowledge of Spanish. If in central Richardson or on Harry Hines, Mandarin Chinese will be your best bet. If you stop to ask directions on Gaston or Live Oak, you better be armed... and remember, it's legal to be armed in Texas. The wrought iron on windows near Oak Cliff and Fair Park is not ornamental!! A trip across town east to west will take a minimum of four hours, although many north/south freeways have unposted minimum speeds of 75. It is possible to be driving WEST in the NORTH-bound lane of EAST NORTHWEST Highway . Don't let this confuse you. LBJ is called "The Death Trap" for two reasons: "death" and "trap." If it's 100 degrees, Thanksgiving must be next weekend. If it's 10 degrees and sleeting/snowing, the Fort Worth Stock Show is going on. If it has rained 6 inches in the last hour, the Byron Nelson Golf Classic is in the second round (if it's Spring) - and it is the Texas State Fair if it's Fall. If you go to the Fair, pay the $15.00 to park INSIDE Fair Park . Parking elsewhere could cost up to $2500 for damages, towing fees, parking tickets, and possibly a gunshot wound. If some guy with a flag tries to get you to park in his yard, run over him. Any amusement parks, stadiums, arenas, racetracks, airports, etc., are conveniently located as far away from EVERYTHING as possible so as to allow for ample parking on grassy areas. Final Warning: Don't Mess With Texas Drivers ... remember, it's legal to Be armed in Texas.

This is a Tesla model Y battery. It takes up all of the space under the passenger compartment of the car. To manufacture it you need:

--12 tons of rock for Lithium (can also be extracted from sea water)
-- 5 tons of cobalt minerals (Most cobalt is made as a byproduct of processing copper and nickel ores. It is the most difficult and expensive material to obtain for a battery.)
-- 3 tons nickel ore
-- 12 tons of copper ore

You must move 250 tons of soil to obtain:

-- 26.5 pounds of Lithium
-- 30 pounds of nickel
-- 48.5 pounds of manganese
-- 15 pounds of cobalt

To manufacture the battery also requires:

-- 441 pounds of aluminum, steel and/or plastic
-- 112 pounds of graphite

The Caterpillar 994A is used to move the earth to obtain the minerals needed for this battery. The Caterpillar consumes 264 gallons of diesel in 12 hours.
The bulk of necessary minerals for manufacturing the batteries come from China or Africa. Much of the labor in Africa is done by children. When you buy an electric car, China profits most.

The 2021 Tesla Model Y OEM battery (the cheapest Tesla battery) is currently for sale on the Internet for $4,999 not including shipping or installation. The battery weighs 1,000 pounds (you can imagine the shipping cost). The cost of Tesla batteries are:

Model 3 -- $14,000+ (Car MSRP $38,990)
Model Y -- $5,000–$5,500 (Car MSRP $47,740)
Model S -- $13,000–$20,000 (Car MSRP $74,990)
Model X -- $13,000+ (Car MSRP $79,990)

It takes 7 years for an electric car to reach net-zero CO2. The life expectancy of the battery is 10 years (average). Only in the last 3 years do you start to reduce your carbon footprint, but then the batteries must be replaced and you lose all gains made.

And finally, my new friend, Michael, made some excellent points: I forgot to mention the amount of energy required to process the raw materials and the amount of energy used to haul these batteries to the U.S. sometimes back and forth a couple of times.

But by all means, get an electric car. Just don't sell me on how awesome you are for the environment. Or for human rights.

Sup nerds.

I have my 401k with my employer with 5% match and then they match my investment which is neat, have had a Roth IRA that I maxed out last year and am already getting close to maxing it out this year. Any other investments I should be worried about on my radar as a single 26 yo male? With my job I cannot sports bet so that's nice so looking to put my money into something worthwhile. I also have a high yield savings that I put my bitcoin money into but have been told to maybe put that into a mutual fund...

taxable investments are underrated imo. good job on the tax advantaged stuff. if you don't have a brokerage account you should open one (can do it the same place you have your 401k/IRA) and like SF said a simple S&P fund (I use VOO) is a good option to set and forget. Also just keeping a chunk in money markets there isn't a bad deal as you'll probably scrape 5% from that at the moment. if you have kids (OR EVEN IF YOU DON'T BUT WILL SOON) you could start a 529 for them. lots of good options out there.
No kids, gotta get the other half through pharmacy school at the other Kansas School.  My work 401k is through nationwide, I have fidelity for the Roth. Hoping I can get things saved up for a house in the next four years. I am in line for a big raise and hopefully a promotion in those four years so that will definitely help. But renting/saving for the time being. I don't have a car payment as I took a baby loan and already have that paid off.
As always, this blog is GOATED with the sauce.

do you have a savings goal for the house and a plan to get there? Doesn't change a ton of advice given but you could throw more into a brokerage account to save for that instead of maxing the 401k. Probably riskier than many would recommend but you're a bitcoin investor so whatever

Also I wouldn't plan/count on a significant raise IMO

I would recommend putting everything in bitcoin into an S&P or total stock market fund asap. I use VTSAX (but VOO is great too)

Also are you maxing out the 401k beyond the match? you should probably do that as well if you aren't already and have too much cash to know what to do with.

I don't know if Amsterdam is too far out of the way but you can hit up the "coffee shops" (weed) and see a sex show after you go to the Anne Frank house. I'd probably do that over Rome if I hadn't been to either but I haven't been to Rome.
